After assessing this Greenville, MI basement, we knew our WaterGuard system would be perfect to help keep it dry all year round. WaterGuard is a track system installed around the perimeter of the basement. The floor around the perimeter of the basement is removed, the system is installed, and concrete is then poured back over. The system prevents water from puddling on the floor by directing the flow to the Sump Pump and outside of the house. Much like our Michigan roads, driveways and sidewalks are often cracking and deforming all throughout the year. Driveways and sidewalks may not be subject to mass amounts of cars and trucks driving on them but soil movement can displace the concrete slabs over time. Once the soil starts moving, concrete begins to crack and move around to create deformities. At Ayers Basement Systems, we recommend using a product called PolyLevel to fix the moving soil under the concrete and bring it back to normal.
PolyLevel is a foam solution that is injected under the concrete slabs to act as a filler between the soil and the concrete slab. The foam then hardens and allows the concrete to rest on solid foam instead of the problem soil beforehand. PolyLevel is minimally invasive, affordable, and quick to cure. Marcia was in serious need of a waterproofing system that would solve her water intrusion issues that were causing her unnecessary stress. She called Ayers for solutions and after an inspection our System Design Specialists determined she needed our WaterGuard System and our TripleSafe Sump Pump System.
WaterGuard is perfect for her issues because this is a sub-floor drainage system placed around the perimeter of the basement and will catch any water leaking in through the walls. This will be connected to the sump pump and is concealed with concrete poured over. Then with TripleSafe this is a three pump system that will remove the water leaking into her home. The first pump will get most of the water out, the second is there for backup, and the third is battery-operated for power failures.

Homeowner Kathy was worried about the water intrusion in the crawl space of her home in Greenville, MI. The discharge from her sump pump was too short, causing water to back up into her home when the pump was in operation. To address these concerns, Kathy decided to work with Ayers to ensure her crawl space was protected for the long term. They installed CleanSpace, a vapor barrier that effectively encapsulates the crawl space, keeping moisture and water out. This system also directs any excess water to a newly extended sump pump discharge line, preventing water from cycling back into her home. Now, Kathy can rest easy knowing her crawl space is secure.
This homeowner called us when she was noticed a pretty heavy leak from a crack behind her drywall. It was clear that they had tried to waterproof the crack in the past but the fix didn't work. The drywall was removed from the leaking area to expose the issue. Often times we see people use moisture blocking paints and injectable sealants to fix these cracks but neither one lasts forever. They have a tendency to fail over time because the cracks don't stay the same forever.
We waterproofed the crack by injecting a sealant into it as a first line of defense. Then we created a drywell at the base of the crack with some minor excavation. The drywell is filled with crushed stone and the concrete is replaced with the exception of a small gap at the base of the wall. Any incoming water will seep into the drywell and be allowed to leach back into the soil safely. The crack is finally covered by a layer of foam and a layer of our mold and mildew resistant CleanSpace moisture barrier. The foam creates a space for the water to flow between the wall and CleanSpace layer. Now any incoming water will flow right down the wall and into the ground without the homeowner aware of it ever happening aside from the new lack of moisture in the finished area of this basement.
