Concrete Walls Crack in Williamston, MI
Unfortunately, as time goes on, concrete walls begin to crack and our customer Charles H. witnessed just that. Based on their material, concrete walls allow moisture to seep into basements and cracks just make it easier. We used our FlexiSpan to repair the crack in his wall. FlexiSpan seals the crack and has a built in backup strategy in case the seal fails. Also, FlexiSpan, as its name suggests, is flexible. It moves with the wall so no amount of wall movement will cause it to leak again.

Repairing Wall Cracks with Sentry Seal in Okemos, MI
These Okemos, MI customers were suffering from water leaking in under the stairs of their home. During heavy rainfalls, the water would seep through the crack in the foundation - seen in the before photo - and puddle in the basement. Originally the crew planned on using the FlexiSpan system, but after seeing the size of crack and noting the obstruction that the steps made, they knew an exterior solution would be better. So they went with the Sentry Seal application.
After excavating the soil directly adjacent to the crack, they applied the membrane to the exterior side of the wall. Not only is the waterproof Sentry Seal a permanent solution, it installs relatively quickly compared to most excavation jobs. After applying the membrane, the crew was able to replace the soil and return this home back to normal in just one installation day.

FlexiSpan Installation in Okemos, MI During and After
This is a unique before and after, as the before photo was actually taken during the early parts of the installation. The Okemos, MI wall in the photos had been leaking, and the owner had called us looking for a solution. To solve small cracks like these, we at Ayers use the FlexiSpan System. It’s a flexible, two-layer system that first plugs the leaking areas and then provides a drainage route for any water strong enough to leak through that plug. The bulges on the wall in the before photo show where the first layer of polyurethane clogged up the leaks. After the initial plugging was completed, the crew installed the second drainage layer to the wall. Not pictured in the photos, but installed earlier at the foot of the wall is a drain well. The drainage layer will lead water down to the well below for disposal. As seen in the after photo, once the installation was completed, the wall was both repaired and looking much better.

FlexiSpan Restores Haslett, MI Basement Walls
If you have a crack in your basement wall, call a basement company. Foundation cracks are rarely just cracks and often indicate a larger problem. In this case, a contractor tried to simply fill a wall crack with epoxy, but the leak causing the crack didn't really care and continued to leak and, therefore, crack.
We installed the FlexiSpan crack repair system, which seals the crack and remains flexible enough to accommodate any shifting in the surrounding soil.
Signs Of A Basement Crack
- Vertical, horizontal, or stair-step wall cracks
- Cracked concrete slab/basement floor
- Musty smells
- Dampness
- Water leaks or seepage
- Efflorescence (white, chalky stains)
- High level of radon detected

Basement Floor Cracks
Water can also rise directly through the porous concrete of your floor slab, a problem that's exacerbated when there's a crack. When you have water coming through the floor, the first step is installing a perimeter drain system. We can also install a direct drainage channel, which will help direct any water that comes through the crack into the drain and your sump pump. Finally, we will backfill the crack with stone and cover it with fresh concrete to prevent future leaks.

Basement Wall Cracks
The soil around your foundation is filled with water, and even the smallest crack will allow this groundwater to seep into your basement. Much like with floor cracks, the first step to repairing a leaky wall crack is installing one of our drainage systems. We then use an innovative polyurethane sealant called FlexiSpan® to seal the crack. This flexible sealant will never dry or crack and can flex to the natural movement of your foundation wall, ensuring a completely waterproofed seal.

Basement Leaky Windows
A waterproof seal. Prevent future leaks with our basement window sealing system.
Window frames break down over time, creating separation and allowing water to seep past seals. Once again, the first step for repair window leaks is a drainage system that funnels the water to your sump pump. We will then create a small hole in the wall under the basement window with a plastic fitting that directs any water into the drainage system. This is then sealed with a polymer injection for a clean, waterproof finish.
Repair your leaking floor and wall cracks today!
Water can enter your home at any point where there is an opening in the foundation. This includes not only cracks in the walls and floors but around pipes as well. Our solutions provide lasting results that are compatible with your perimeter drainage system and will not crumble, flake off your walls, or fail due to the natural expansion and shrinking of the concrete.
