The pipe exiting the basement wall in the before photo had been leaking and filling up the cinder blocks with water. Our crews patch up leaks like these with the sentry seal sealant. It’s a thick, waterproof membrane that protects against groundwater. The pipe led water away from the basement to an outlet in the yard. But with a leak in the wall, the water that should have been pumped out of the basement just ended up seeping back through the walls. Because the sentry seal membrane is used on wall cracks that are below ground, the crew normally needs to excavate the soil around the leak. However, in this case, the soil had already been excavated. As you can see in the after photo, the crew even used sentry seal over the pipe to make sure that neither it nor the wall would leak again.
Brandon called us to take a look at a large diagonal crack in his Michigan-style basement. His concern was that the crack would become more severe as the wall slowly failed. If left alone, Brandon was very right. Cracks like these don't just get better. It was only going to get worse unless something was done.
