Denise's floors and foundation were sinking and the main beam had rotted due to termite damage. In order to fix these issues our team installed SmartJack, a system produced to halt your sagging floors. Due to the moisture and soils in your crawl space, floors above crawl spaces are vulnerable. The Smart Jack system is a permanent fix to these issues. It uses steel columns, threaded rods, and a solid base to address any issues your crawl space may introduce to your floors. Installing this system usually takes less than a day and it provides immediate stabilization.
This homeowner called because his foundation basement wall was bowing and had continued to get worse over the course of many years. To fix this bowing wall problem, we decided to install the Geo-Lock wall anchor system to fully stabilize his wall and hopefully return it to its original position.
The Geo-Lock anchor system is installed by digging out the soil outside of your home in order to place a galvanized steel anchor into the soil. That anchor is then connected to steel rods located on a steel plate in the basement wall, which will hold the foundation wall in place. The backfill and sod are both replaced during this installation and the anchors can be tightened over time to hopefully shift the wall back to its original position.
This 80 year old home had foundation problems for a years but the problem was ignored. Eventually, the wall caved in. The good news is that it was fixable and we had a great solution for it. On the exterior, the wall was neatly built back up with blocks and sealed. On the interior, we used a product called Shotcrete to rebuild. Shotcrete is essentially concrete that is shot through a firehose at the wall and evenly applied. The structure is now strong and reliable once again.
This Zeeland, MI home had a cracked and bowed basement foundation wall that was in need of proper stabilization. We used the effective PowerBrace system to hold the wall in place and potentially help pull the wall back to its proper position. The strong steel I-beams were installed in the floor at the base of the wall and then attacked to the joists above the wall to hold it in place. Once we tightened the system, the wall would no longer be able to shift and bow inward any further. We also provided the homeowners with a tightening kit that is used to continue tightening the system overtime to straighten the wall over time.

This is done by excavating a cube of soil where the SmartJack will be placed. Then, this hole gets filled with a strong concrete, then the base for your SmartJack is ready and will not need to depend on weak foundation soil to hold your home up. Thanks to SmartJack, this home will no longer need to worry about the foundation of their home.
