Have you walked thought the house and heard the floor boards squeak? We hear about this all of the time. One customer in Harbor Springs had the same issue. When we came to his home to see the problem for ourselves we noticed that the problem didn't lye with the floor, but the problem was due to the support of the floor (in the crawlspace). The support of the floor was done by pieces of wood, which is not safe for the foundation. We fixed that issue by installing our SmartJack technology. The SmartJack is a support system used to stabilize and level the floor joists in a crawl space. This system can support up to 60,000 pounds. The SmartJack system is placed on strong concrete fillings that have replaced the soil in that small location underneath the SmartJack. This new technology makes this home safer than ever before.
Lawrence and Susan were feeling as if their home was being split in half because both ends of the home were sinking. The sinking was causing cracks in the basement walls and some cracks in the drywall on the main floor as well. They wanted to make this a permanent home once they retire so they knew the issues needed to be fixed. We had just the solution to stabilize the home and lift it back up! We used Push Piers because the soil conditions of this home were unknown so it was the best option for a permanent solution.
Josh could clearly see that his home was offset. Walking into his home he saw that his patio was slopping down towards the ground. Luckily, Josh was referred to Ayers and was met by our resident foreman Evan. Even inspected the area and had to inform Josh that both the Patio and the Home were offset.
Evan and his team deconstructed the patio and installed helical piers to level the home. Helical piers are long, screw-shaped, metal drives that are driven under the home at an angle. The tops are capped with concrete blocks that the home rests upon. The weight is distributed onto the blocks and reintroduces support to the home's foundation.

This system permanently stabilized Wade's wall. In most cases it can eventually straighten the wall back to its original position. It is done by putting heavy anchors in stable soil away from your foundation wall. This system is ideal because it involves minimal disturbance to your lawn and home. For Wade, we also installed the wall plate part of the GeoLock system. These plates can easily be covered to allow your basement to have a finished look.
