Jeff was in the middle of trying to sell his Okemos home but has serious water intrusion issues in his crawl space. His home was 70 years old but the crawl space was an addition. During rain storms, one corner of the crawl space had water pouring in and flooding the space. We installed our complete French drain perimeter system called WaterGuard which captures instrusive water and channels it to the newly installed sump pump. We applied drainage matting to the dirt floor to capture any other water that may enter the space and then applied a waterproof, antimicrobial plastic liner called CleanSpace to the floors and wall of the crawl space. Home owners also opt to add a dehumidifier to their crawl space to control all moisture.
Marilyn realized outside water had pooled on her basement floor and didn't know how it got there or how to remove it. After researching her options online, she called Ayers to learn about our waterproofing solutions. Our specialists visited her home to examine the space and suggested installing CleanSpace, a vapor barrier constructed of antimicrobial material to prevent mold growth. Our CleanSpace system has been used in all sorts of crawl spaces for a variety of different problems. This time around the owners asked for the encapsulation to be installed in a crawl space that was typically dry beside a little moisture during the spring. Their main reason for asking was to keep out the occasional critters that would show up. As you can see in the before photo, the crawl space was made up of a dirt floor and fieldstone walls. Both of these foundations offered easy access for critters to enter. The CleanSpace system in the after photo is attached tightly to both the walls and floor, eliminating the possibility of any future crawling visitors. The final installation product was the ultra reliable TripleSafe sump pump. With two different backup pumps in the sump, water will never threaten this Leslie, MI home again.
Most times, if there’s moisture in a dirt-floored crawl space, the vapor is coming from the exposed earth. The soil in this dark and cool environment can never be dried completely, so the ground remains damp, as this first photo shows. It’s also apparent that water is entering this crawl space through block walls Since cinderblocks are porous, they suck up moisture from the ground making them wet on the inside.
If this doesn’t highlight the importance of a durable crawl space liner, then maybe think of the air in this crawl space. The moist environment is a breeding ground for mold, contaminating the air that everyone who lives here breathes.
CleanSpace is the most effective solution to combating these problems and many more. Made of numerous layers of inorganic material, this thick crawl space liner is incredibly durable. It’s fixed to the walls of the basement or crawl space to provide a moisture barrier, and completely seal off the home from the earth. It’s manufactured with an antimicrobial additive, so mold can’t grow on the inside of the liner if it gets wet.
