Our customer Greg, from Jackson, MI had standing water in his crawlspace. Greg also admitted that he was worried about the sagging support beam below his home. He saw an Ayers Basement Systems truck on the highway and wrote down our phone number. He was hoping we were the local experts that could end all of his crawlspace struggles. Greg gave us a call one morning.
After assessing Greg’s crawlspace needs, we installed our patented CleanSpace crawl space encapsulation system to address the current moisture issues being faced below his home. The CleanSpace encapsulation product is a thick plastic lining that completely seals off the crawl space from the ornery elements it faces below. The CleanSpace drainage matting we installed will allow the water to easily flow to the Super Sump. The Super Sump is a budget conscious sump pump system that contains an air tight lid, floor drain, pump stand, and a pump alarm. These are the essential features needed to help keep a basement dry.
We also determined that Greg’s foundation needed additional support. To supplement the CleanSpace and support his home we installed three Smart Jacks. The Smart Jack is a supplemental support system for crawl space applications. The Smart Jack effectively supports sagging beams and floor joists caused by, a length of span greater than spanning capability, floor load increased after construction, exceeding design values, and weakening over time due to high moisture and rot. With this completed system in place, it became evident that Greg’s cranky crawlspace was no match for our level of expertise.
Lisa noticed water leaking into her crawl space through cracks in the floor and so she called Ayers for professional help. Our Ayers System Design Specialists determined that installing CleanSpace, SaniDry Sedona Dehumidifier, along with our TripleSafe Sump Pump System would be a great solution.
CleanSpace is made of a thick plastic liner that will run along the crawl space. Its vapor barrier property protects against excess moisture. This excess moisture could lead to the growth of bacteria or mold. The SaniDry Sedona Dehumidifier is installed to remove water in the air. The now dry air will circulate throughout the crawl space. Lastly we installed TripleSafe which has three pumps that all fit in one liner. The first pump does most of the work with keeping water out, the second is there for backup, and the third pump will turn on in power outages.

These Hudson, MI customers were in the middle of a serious remodel. The groundwater around their home was causing a host of problems to the basement and crawl space. In an effort to save their lower levels from a watery grave, they had excavated the worst areas, added in a drainage system to the basement, and filled in as many of the leaking cracks as they could. The plan seemed to have worked for the basement, but the constant dampness had really affected the crawl space, as seen in the before photo. Not only were the floor joists starting to rot, the insulation was also coming down. That’s when the crew introduced the customers to our CleanSpace Vapor Barrier System. Dirt floors allow moisture easy access to the crawl space, but with the CleanSpace system covering both the floors and the bottom portion of the walls, there is no entryway for moisture.
As you can see in the after photo, CleanSpace wasn’t the only product we installed. The SilverGlo Wall Panels will act as insulation and create another barrier that keeps leaking water from coming through the walls. With neither walls nor floor allowing water inside, this crawl space won’t have any more trouble with dampness.
A low point where the sun porch met the foundation of this home was causing water to pool and leak into the crawl space. Leaks can cause problems ranging from mold to an unstable foundation, so it was important to reroute the water and waterproof the crawl space.
40 feet of drain tile and a new chimney drain took care of the existing leak. Then we installed the CleanSpace crawl space encapsulation system with drainage matting and SilverGlo insulation to keep the crawl space dry and even create some usable storage space.
A few years back, we helped an East Lansing, MI couple waterproof their basement. They were so happy with our work that when they noticed standing water in their crawl space, they gave us a call to see if we could help them out again. To keep water out, the crew installed a drainage matting and Cleanspace vapor barrier. The vapor barrier can be seen in the after photo. It’s the plastic white liner that encapsulating the crawl space. Underneath it, the drainage matting sits on the crawl space floor to keep water from puddling or standing in one place. If moisture does make it through the drainage matting, it won’t be able to penetrate the CleanSpace barrier, so this crawl space will remain dry. We love to hear that our past customers were pleased with our service, and we’re always more than happy to be there for them again.
