The pipe exiting the basement wall in the before photo had been leaking and filling up the cinder blocks with water. Our crews patch up leaks like these with the sentry seal sealant. It’s a thick, waterproof membrane that protects against groundwater. The pipe led water away from the basement to an outlet in the yard. But with a leak in the wall, the water that should have been pumped out of the basement just ended up seeping back through the walls. Because the sentry seal membrane is used on wall cracks that are below ground, the crew normally needs to excavate the soil around the leak. However, in this case, the soil had already been excavated. As you can see in the after photo, the crew even used sentry seal over the pipe to make sure that neither it nor the wall would leak again.
Brandon called us to take a look at a large diagonal crack in his Michigan-style basement. His concern was that the crack would become more severe as the wall slowly failed. If left alone, Brandon was very right. Cracks like these don't just get better. It was only going to get worse unless something was done.
The best solution in this case was a series of 3 PowerBraces. These zinc-coated steel I-beams help to support the home above and evenly distribute the weight that they're supporting. They extend from the floor to ceiling where they connect to the joists at the top of the wall. What makes these beams unique from other I-beams is that they feature a tightening system at the top which allows the homeowner or our service team to possibly straighten and improve the condition of the wall over time. When we fix walls, we fix them with solutions that are intended to be a "once and for all" fix. Brandon won't be losing any sleep over this crack in the years to come.
One of our customers in Frankfort, Michigan contacted us referring to issue that he had with crawlspace. He wanted to insulate it and waterproof it from the outside environment. We gave him free estimate and then decided to install CleanSpace in their crawlspace. CleanSpace is a 20 mil thick plastic liner that fits to the crawl space to completely seal the home from the earth. Polyester cord reinforcement allows for a lot of durability, to make it last longer than the home will. This liner also contains an antimicrobial additive to prevent mold. Now, this home is insulated and safer than ever before. Give us a call today to receive a free estimate today.
Karen had a small area in the basement where water accumulated on the floor below the walls. She trusted Ayers to recommend the best waterproofing systems to resolve this frustrating issue. We decided first to install our WaterGuard system to give the water seeping through the walls a place to be collected and rerouted to the sump pump. WaterGuard gets placed within the basement floor around the walls, and our crew covers the drain with fresh concrete. Additionally, we installed our TripleSafe sump pump system in the problem corner as well. The three-pump solution fits in one durable plastic liner, and each pump can keep up with heavy volumes of water. Karen is glad water pools don't exist in her basement anymore!
After years of wanting to fix her driveway and walkway, this Portage, MI customer finally made the right decision and gave Ayers Basement Systems a call. The sinking concrete was sloping and creating large gaps in the walkways. The combination made the walk up to this home a dangerous trip.
When concrete begins to settle like this, the best solution is an injection of PolyLevel. The waterproof foam is injected below the slab to stabilize the ground where soil has failed. The foam then expands into the voids that the sinking concrete created and raises the slab. Our crews are experts when it comes to Polylevel, so they know exactly how much to inject to level off the slabs. Thanks to those experts, walking in and out of this house is as it should be: worry-free.
Note: Any remaining gaps in the after photo were sealed with caulk later in production.
