First with SmartJacks this is a supplemental support system for crawl spaces made of steel columns, threaded rods, and a solid base that addresses sagging floors or the erosion of support structures. This homeowner was in the process of selling his house when he noticed standing water and a leak in his crawl space. Our system design specialist took a trip out to Douglas, MI to see what kind of help we could provide.
After hearing the possible options, the owner decided on a full crawl space encapsulation. The white liner seen in the after photo is CleanSpace, a plastic vapor barrier used for encapsulation. Used on both the walls and floor, the barrier will prevent moisture, humidity, and other common crawl space threats from entering. Underneath the liner is a drainage matting, which will be used to address the issue of standing water in the crawl space. The matting will keep water from puddling and direct flow to the newly installed SmartSump pump for discharge. A new fully protected crawl space should make selling this home much easier.
This family cottage sits right on the beach and they wanted to make sure their beloved cottage was going to last another 100 years, for generations to come. Charles wanted his entire crawl space encapsulated so he called our team. We installed CleanSpace, an uninterrupted vapor barrier. This material is applied to the walls and floor of your crawl space. It restricts all moisture, outside air, and pests from entering your crawl space. This system creates an energy-efficient crawl space, and it also gives your crawl space a clean finish.
These homeowners called because the block foundation wall in their basement was failing. One of the first signs of a bowing wall is horizontal cracking, which is what we found in this home. Without a proper solution to stabilize the wall, the soil surrounding the home will continue to put pressure on the wall and the cracks will continue to increase in width, resulting in a failing wall.
Our team of experts installed the Geo-Lock wall anchors to stabilize the wall and hopefully move it back to its original position. To install this system, we started by digging a hole in the soil outside of the foundation wall where we placed a steel earth anchor. A steel rod was drilled into the wall and was then connected to the anchor in the ground. Finally, we installed an interior wall plate over the rod in the basement and we replaced the backfill and sod outside.
This system immediately stabilized the basement wall and has the ability to be tightened over time to shift the wall back to its original position.
