Ayers Basement Systems Before & After Photos

Don was looking to fix up his crawl space since he was worried about the protection of his home, so he started searching for solutions. He discovered Ayers had the right kind of solutions to offer so he gave us a call. We had a crew go out to his home for a free inspection. Our System Design Specialists advised him to have us install SmartJacks and CleanSpace and he decided to have us go forward with the installations!

First with SmartJacks, this is a supplemental support system meant for crawl spaces that will support sagging beams and floor joists. It is installed by attaching steel support beams to the floor joists and a sturdy base at the floor. We also installed CleanSpace which is a thick, durable plastic liner with a vapor barrier property that will protect his crawl space from excess water or moisture development. It is placed on the crawl space floor and along the walls. It is even made of antimicrobial material so it will prevent nasty mold or bacteria growth.

These Tustin, MI customers noticed several different cracks running along on their basement walls, like the large horizontal one in the before picture. After examining it closer, they came to the conclusion that the wall was actually caving in. Our system design specialist went out for a visit and came to the same conclusion. The inward movement of walls like this is called bowing. It’s caused by expanding soil putting added pressure on the foundation and can mean disaster for the structure of homes.

The after photo shows our solution to the problem, the PowerBrace System. PowerBrace beams halt the inward motion by transferring the support of the above floor joists above from the foundation walls to the beams. The beams span the height of the wall, so the wall can no longer bend inwards. As you can see, the beams are placed into portions of excavated foundation floor and attached to the floor joists above with a special tightening bolt for stabilization (Note: before the job was completed, concrete was poured back into the excavated parts of the floor). Not only will this wall stop bowing inwards, given enough time, it may even return to its original position. 

We received a call from a homeowner in Lakeview who had problems with wet basement walls. She didn't know what to do so she gave us a call. We drove to her house and installed WaterGuard. WaterGuard is a pipe that runs water underneath the floors. This system runs on top of the footing instead of alongside it. The WaterGuard has a big drain outlet to the sump. It also has a built in tiny gap between the floor and the wall so that it can drain any wall leaks. This system is designed not to clog by having holes in case of debris clogging the pipe. The WaterGuard collects the water from drains in the basement.

We came to their home and fully insulated their crawlspace from the outside environment. CleanSpace is the ultimate insulating technology. CleanSpace is a 20 mil thick plastic liner that fits to the crawl space to completely seal the home from the earth. Polyester cord reinforcement allows for a lot of durability, to make it last longer than the home will. This liner also contains an antimicrobial additive to prevent mold.
