A homeowner in Kalamazoo, MI, noticed his porch had begun to sink, causing significant concern. The 35-foot-long porch, originally built with a block foundation and some newer cement reinforcement, wasn’t holding up after he attempted to add a beam and walls to create more space. To stabilize the porch, we installed our SmartJack system, reinforcing the foundation and providing the support needed to prevent further sinking, bringing stability back to the home.
Randy noticed a small wall crack creating a path for water to seep into the basement. Irritated with the water intrusion, he called Ayers for waterproofing solutions. We first installed our CleanSpace wall system, a durable plastic liner with a vapor barrier to protect against wall moisture. Next, we added an interior drainage system known as WaterGuard. Placing this drain within the basement floor around the perimeter of the walls ensures water is collected and rerouted to the sump pump. Randy's basement floor will stay dry now!
Joel grew concerned with the bowing wall in the basement that needed a permanent resolution. He searched for foundation repair companies nearby and landed on Ayers. After inspecting the basement, our system design specialists recommended our GeoLock wall anchor system. This solution will permanently stabilize this problem wall, offering the best chance to straighten it without the cost and disruption of a foundation replacement. We embed heavy-duty earth anchors in stable soil outside the foundation wall. Each anchor gets connected by a steel rod to a wall plate that provides pressure against the inside of the foundation wall. Joel is relieved with this stable, permanent solution!
The homeowners called us because although there were no visible cracks in the basement, water was still getting in and the walls were literally starting to crumble.
We installed WaterGuard to drain the water, and the CleanSpace wall system with BrightWall paneling to protect the basement from any water seepage through the walls. A SaniDry XP to control ambient humidity finished off the job and now their basement is safe and usable space.
It’s clear to see that this crawl space wasn’t very inviting. Crumbling insulation and ceiling made this space unusable and likely to leak. CleanSpace, however, helped solve these problems. This durable plastic liner provides a moisture barrier and prevents mold growth. Since its made of so many layers of cord-reinforced polyethylene, it can be walked and won’t rip. This not only allows the homeowners to enter, but transforms the area into a useable space for storage.
