Unexpected Signs of Foundation Problems

Many problems, big and small, might arise during a home inspection. Faulty wiring, a roof in need of replacing, plumbing leaks - they're all common and they all cause a headache. But foundation problems are some of the most pressing issues turned up in an inspection, and are often missed.

Even before you enter the basement or crawl space, here are three things to look for that could point to a problem with the foundation.

1. Sticking Doors and Windows

You walk in the front door and have to put your hip into it in order for the door to close properly. More than an annoyance, this is a sign that the foundation is sinking. As the foundation sinks, the walls of the home lose support and can lead to the door and window frames becoming crooked. The result is a door that won't close flush with the wall.

2. Cracks in Hallway Arches

 Moving from room to room, you may notice a diagonal crack emanating from the archway. This is rarely superficial, instead pointing to the wall being pulled downward. Once a foundation starts to sink, especially unevenly, gravity pulls the walls in the home down as well. This is especially noticeable in weak spots like arches where parts of the wall have been removed.

 3. Baseboard Gaps

As foundation walls sink, they usually take the floor with them. Seeing as baseboard is nailed to the walls, this creates a gap between the bottom of the baseboard and the floor. This could also be a sign of compromised floor joists (don't worry, we can fix those too). No matter the cause, the gap is more than an eyesore and should be recorded and reported immediately.

You don't have to know how to solve foundation issues during a home inspection - you home inspector doesn’t even have to know - you just have to know what to look for. Cracks and bowing walls in a basement are obvious suspects, but it's important to note the above issues as well. If your home inspector has any concerns about the foundation because of the above reasons or anything else, write them down and call us!
