The CleanSpace system is perfect for dirt crawlspaces. Moisture and water vapor can easily evaporate through the moisture of dirt in the crawlspace and create a whole list of problems for the homeowner. This basement also has block walling, which is typically installed because it is the cheapest and easiest option. These block walls allow air and water to seep into the home with ease due to all of the joints and hollow air gaps within the blocks. The CleanSpace system creates a vapor barrier that solves these problems with a near impossible to rip  durable plastic liner.

Basement waterproofing system in Lansing, MI

A waterproofing system with our TripleSafe Sump Pump helps to keep this Lansing basement dry.

As the state capital, Lansing, MI is home to hundreds of thousands of citizens. And while Lansing receives less snow than other cities closer to the Great Lakes, precipitation throughout the year is significant because of a long winter season and heavy rainfall in the summer months.

Many local homeowners have to deal with water or moisture in their basements and crawl spaces, which can lead to further problems like mold and structural decay.

Have you noticed any of these signs of a basement water problem?

  • Wet or damp basement floor or standing water
  • Leaking or damp basement walls or windows
  • Crystalline deposits on concrete surfaces
  • Musty odors, condensation, and humidity
  • Sump pump issues

Located in Lansing and in business since 1981, Ayers Basement Systems is a trusted basement waterproofing company that can provide answers to all of these symptoms. We know that water in your basement doesn't go away forever on its own, and the longer you wait, the more likely it is that mold and other unpleasant or dangerous situations will occur. You'll forgo the use of your basement and lessen the air quality in your home.

Foundation repair solutions to stabilize your Lansing home

In addition to our basement waterproofing services, Ayers Basement Systems also specializes in foundation repair. Issues that affect your basement can actually have an impact on your foundation as well.

When water enters the soil around a property, certain types of soil will absorb this water and expand - and when the ground freezes, even more expansion will occur in a process called frost heave. The result? Less stable soil that can't support your foundation.

Signs you need foundation repair

  • Sagging floors and floor cracks
  • Wall cracks
  • Bowing walls
  • Sticking doors and windows
  • Tilting chimneys

No matter the foundation problem you may be experiencing, Ayers Basement Systems has an answer that will work for your home. Our products, designed by Foundation Supportworks, include foundation piers, wall anchors and braces, crawl space jacks, and many more.

A foundation pier system transfers the weight of your foundation to load-bearing soil, while wall braces prevent a bowing wall from collapsing entirely.

We also specialize in concrete lifting and leveling services using the PolyLevel method, which will repair problems like cracks in your driveway, front steps, porch, garage or sidewalk.

These are just some of the services we can offer you. If you're concerned about your basement, crawl space, or foundation, trust us for waterproofing and repair expertise. As an award-winning contractor with thousands of satisfied customers over the years, we are confident that we will be able to restore your home to a safe condition.

Mary noticed her floors in her kitchen were starting to dip. Sinking floor can result from weakened floor joists due to moisture or columns being spaced too far apart. She wanted us to come in to raise and stabilize her floors.  We installed out Smart Jack stabilizing system. Smart Jacks are steel support systems that stabilize and level floor joists. Sinking Driveway Slab Causes Leaking in Lansing, MI Basement

Robert J. from Lansing, MI was experiencing water flooding into his basement and needed a fix – fast. He believed that sinking driveway was the reason that water was able to seep into the basement, filling the basement with one inch of water.

We solved this issue with our patented WaterGuard French drain system and our SuperSump premier sump pump system. The WaterGuard drain sits below the basement floor, collecting all the water that seeps into the basement from the walls. After the water is caught by the drain, it is redirected to the SuperSump to be pumped out of the home.

The SuperSump is a sump pump specifically designed to keep your basement dry for long periods of time. Capable of pumping 2,220 gallons of water per hour, it is suitable for heavy water intrusion.

Leaky Basement with Puddles in Lansing, MI

Our customer, Michelle A. of Lansing, Michigan, was having trouble with leaks in her basement. Water leaking into the basement was creating puddles on the floor for years until Michelle had had enough – and she reached out for our help. Thankfully, we had a solution.

We installed several of our patented waterproofing products for this job: the WaterGuard French drain system, the TripleSafe sump pump system, and the SaniDry XP standing dehumidifier.

The WaterGuard drain rests below the basement floor and above the foundation footing in order to collect the water that seeps into the basement fro the walls. Once this water is collected in the drain, it is redirected to the sump pump to be pumped up and out of the basement.

The sump pump, in this case, is the TripleSafe sump pump. The TripleSafe is a sump pump that provides three levels of protection against water leakage. Whether it be normal water supply, heavy volumes of water, or in the case of a power outage, this sump pump will keep your basement dry. For normal water supply, the Zoeller ⅓ horsepower pump functions. At a heavier level, the Zoeller ½ horsepower pump activates. In the case of a power outage, the UltraSump backup sump pump will pump water on a backup battery.

Lastly, the SaniDry XP standing dehumidifier creates dry, clean air. It also reduces risk of mold growth, never needs to be emptied, and is 10 times more powerful than traditional dehumidifiers.

WaterGuard and TripleSafe Installations in Lansing, MI

We got a call from Donna R. of Lansing, MI – and she needed our help. Water was leaking into her basement, discoloring the walls and peeling the paint. The water was leaking in through the walls and the floor. We had a solution for this problem.

We installed two of our favorite patented products: the WaterGuard French drain system and the TripleSafe sump pump system. The WaterGuard drain rests below the basement floor and above the foundation footing, collecting water that seeps into the basement from the walls and floor. After this water is in the drain, it is redirected to the sump pump (the SuperSump, in this case) to be pumped up and out of the home.

The TripleSafe is a sump pump that provides three levels of protection against water leakage. Whether it be normal water supply, heavy volumes of water, or in the case of a power outage, the sump pump will keep your basement dry. For normal water supply, the Zoeller ⅓ horsepower pump functions. At a heavier level, the Zoeller ½ horsepower pump activates. In the case of a power outage, the UltraSump backup sump pump will pump water on a backup battery.

These two systems work in perfect harmony to provide a waterproofing system like never before.

We installed our patented PowerBrace foundation wall repair system that stabilizes tilting, bowing, or buckling basement walls. The system uses steel I-beams that secure to the joists above the wall. This offers the best protection against any structural failure, and can even be tightened by the homeowners over time to bring the wall back to its original position.

With this installment, Donna can rest easily.

Leaky Basement in Lansing, MI

When several weeks had passed by with water leaking into her basement, Janet P. from Lansing, MI gave us a call. She wanted to fix this problem because not only does water destroy belongings in a basement, but it also causes humidity, congestion, peeling paint, and sticking doors and windows. Thankfully for Janet, we have a foolproof solution.

We installed our patented and customer favorite: the WaterGuard French drain system. WaterGuard rests below the basement floor and above the foundation footing, catching water seepage that enters in from the walls of the basement. After this water is in the drain, it is transported to the sump pump to be pumped up and out of the home.

PowerBraces Help Stablize Bowing Wall in Lansing, MI

Basement Waterproofing in Lansing, MI

Rhonda W. was preparing to buy a house and ran into an unpleasant surprise. Unfortunately, the home had a waterproofing issue. There was no major standing water but she wanted to address the issue before it became more serious. This customer needed a solution she knew she could count on.

During our inspection of the home we found that there was no outlet for the water to escape, only a hole in the basement floor for the water to seep into. We installed a TripleSafe Sump Pump, to effectively pump the water out of Rhonda's basement that also inlcudes a back up battery in case of a power outage.  In addition to the TripleSafe, we installed WaterGuard around the perimeter of the basement so the water drains right into the sump pump.

The combination of Waterguard and TripleSafe sump pump addresses Rhonda's wet basement issues by ensuring the water is being pumped out of her basement and any additional water entering is guided to the drain outlet in the sump pump.

Waterproofing in Lansing, MI

Jennifer W. of Lansing, MI had water coming in at the corners of her basement. She had some cracks in the corners, as well.

Richard M. from Lansing, MI had water and mold issues in his basement before he called us. These things can be very bad for a home -- sticking doors and windows and an increased chance to develop asthma.

Our solution? WaterGuard. Our WaterGuard French drain system was installed by jackhammering out the perimeter of the basement for the WaterGuard to rest in. WaterGuard sits below the floor and above the foundation footing, collecting water that drains in from the wall. No water, no mold.

Lansing, MI Basement Mold Problem Solved

Herschel R. from Lansing, MI had his basement fully finished -- or so he thought. He noticed mold and mildew in one corner of the basement. He holds weekly pool games in the basement and he wanted to resolve the problem so he could continue to hold pool games at his home. Another company has done work at his home in the past but he was very dissatisfied with them.

We first installed our patented WaterGuard French drain system. WaterGuard rests below the basement floor and above the foundation footing, collecting water that seeps in through the walls. WaterGuard then redirects the water to the basement's sump pump.

Following that, we installed our EverLast finished wall restoration system. EverLast adds insulation to the basement and works perfectly with WaterGuard, keeping the basement a dry, clean, finished environment.

Basement Waterproofing in Lansing, MI

Jean S. from Lansing, MI used to deal with her basement leaking when it rained. This can lead to mold growth in the basement and humidity downstairs as well as upstairs.

Our solution? Well, we first started by installing our WaterGuard French drain system. WaterGuard rests below the floor and above the foundation footing, collecting water that comes in through the walls. WaterGuard then directs the water to the sump pump.

After that, we installed our patented TripleSafe sump pump system. TripleSafe provides three levels of protection against water leakage. Normal water supply, heavy volumes of water, or in the case of a power outage, this sump pump will keep a basement dry.

DIY Fix Fails In Lansing, MI Basement

Margaret had water coming into her basement. The walls were covered with a white moisture blocking paint but it seemed like everywhere you looked, the white walls were stained along the bottom couple of feet from water intrusion despite the barrier. In one corner the paint was bubbling and falling off the wall, leaving paint flakes scattered all over the floor. Margaret needed a reliable solution. What we were able to do for her for no small transformation. Along the perimeter walls, we installed our WaterGuard drainage system by removing some concrete at the base of the walls to expose the footer. The drain sits right on the footer where it's able to collect moisture from wall cracks or from the seam between the walls and the floor where moisture commonly enters. Concrete was replaced over top of the drain so that it almost wasn't even noticeable. The drain directs water to her new TripleSafe sump pump which has a series of 3 pumps. One pump handles most of the work. A second pump acts as a backup to that pump. A third pump operates on a battery backup in the event of a power outage. Finally, Margaret opted to add a SaniDry XP dehumidifier to remove harmful water vapors from the air, improving the quality of the air she is breathing and preventing the growth of mold. Her basement is thoroughly protected and she will no longer have to worry about unreliable and inconsistent diy repairs.

WaterGuard Fixes Wet Basement Problems In Lansing, MI

Jenna called about her basement. She told us that they were experiencing significant water issues since they had moved into their home six years ago. Whenever there were heavy rains or thawing, standing water became present in the basement. There was no sump pump to drain the water. The walls were dry so the water seemed to be coming in at the base of the walls. The answer for Jenna was a WaterGuard drainage system. WaterGuard is a french drain system that is installed below the slab along the perimeter of the basement. The system creates a small gap at the base of the walls allowing water to enter the system and direct it to a sump pump system which we also installed to remove the water from the home. Now Jenna is protected from the water that had been plaguing them for years and she can enjoy the sound of summer rain rather than stressing out over it.

Sealing Leaky Windows and Walls in Lansing, MI

Victoria’s basement windows had been leaking water down to her carpet floor. Water can dampen and destroy carpet floors, sometimes even causing mold. All the damage couldn’t be traced back to the windows, though. The poured concrete walls below the windows were also leaking. Our system design specialist went out to Lansing, MI to create a plan that would help do away with Victoria’s leaking water and protect her finished basement.

First up for the crew was cutting away the damaged and leaky drywall. Once the crew had access to the drywall, they attached the ducts to the wall below the windows. The ducts will then funnel the leaking water to the drainage system below the foundation floor. For the other cracks in the walls, the crew installed our FlexiSpan system. With two flexible layers of polyurethane that stand up to water, wall leaks won’t threaten Victoria’s home anymore. The first layer plugs up the leaks and the other creates a drainage layer that leads to the perimeter drainage system just like the window well duct. The perimeter drainage system the crew used was our WaterGuard. It sits in the floor and wall joint around the entire basement and collects any water that runs down. Once all of the water is in the WaterGuard system, it will then be pumped out by one of our most reliable sump pump systems, the SuperSump. Victoria’s finished basement is now fully protected from leaks and floods.

Full Waterproofing System Protects a Family in Lansing, MI

Carol’s basement was a disaster. It was damp, smelly,  and she was pretty sure she there was mold down there, as well. It had become too much to deal with. Not that anyone wants to live above a moldy basement, but Carol’s grandchildren would regularly visit the home, and the last thing she wanted was for the mold to affect them, too. She originally called us back in September of last year for a solution but decided to back out before the installation took place. After a few months passed and the basement’s conditions continued to worsen, she knew that she had to do something about the problem.

One of our system design specialist met with Carol at her Lansing, MI home and spent the day going over the possible solutions to eradicate the mold from her home and keep it out. What they settled on was a full waterproofing system. The system would include DryTrak, a perimeter drainage system, to collect water that ran through the cracks, the very reliable SuperSump sump pump system to discharge water, and lastly, an IceGuard protective shield and lawnscape outlet to give the water somewhere to go. The water that was causing the dampness and mold in the basement was leaking through Carol’s walls and then flowing down to the floor. DryTrak sits around the perimeter of the basement and will catch any water that follows this pattern. Once water is in the system, it will flow to the SuperSump, capable of discharging over 2,000 gallons of water per hour, and be pumped out. As the water flows through the discharge line, it will have 2 options for disposal. The goal is for all water to make it to Carol’s lawnscape outlet and be deposited into the yard. But if the lines freeze over during one of those Michigan winters, the IceGuard protective shield will spray the water away from the foundation as soon as it exits the basement. The complete system took two days to install, but it will protect Carol and her grandchildren for years to come.

Putting a Stop to a Leaky Walls in Lansing, MI

Colleen recently noticed that her Lansing, MI home had water coming through the basement walls and her floor was damp. She gave us a call to hear about her options, and we sent out a system design specialist to help her out.

The most efficient fix for leaking walls in multiple places is a perimeter drainage system. Once in place, the system will collect any water that leaks down the walls and discharge it outside. When our crew arrived, they found out that there would need to be a slight tweak to the perimeter drainage system. For most basement perimeter systems, we use the below ground WaterGuard system. However, since Colleen’s floor was monolithic (the footing and floor were poured together), attempting to install a WaterGuard system would be lengthy and create quite a mess. Instead, they put in a DryTrak system, which is a perimeter drainage system that sits above the floor but acts the same way. The system was then connected to a newly installed SuperSump. It’s one of our most reliable sump pump systems, capable of discharging over 2,000 gallons of water an hour. Colleen’s basement is now permanently protected from leaks and dampness.

A Unique Temperature Problem Fixed in Lansing, MI

Maria and Monell from Lansing, MI gave us a call because they had been dealing with basement issues. Other than the wet basement floor, their home was dealing with a unique problem: each room was a different temperature. All in all, Maria and Monell were looking for both a waterproofing and an energy efficiency solution.

First up for the crew was tackling the water issue on the basement floor. Maria and Monell weren’t able to locate the source of the leak when they checked the basement themselves, but they could see water puddling. Our system design specialist knows all the typical spots of water leakage and was able to determine that the water was leaking in through the walls. The typical solution for this is a perimeter drainage system that will sit in the floor and wall joint and collect water. Once inside of the drainage system, the water needs a place to go for discharge. In this case, it’s our most reliable sump pump system, the TripleSafe sump, which the crew installed. The crew was able to trace the cause of the temperature differences to humidity, most likely from the moisture leaking in.  Our SaniDry XP dehumidifier operates in temperatures much lower than most dehumidifiers, meaning it can continue to manage and control moisture when other systems could not. With better control over humidity comes better control over temperature. Thanks to the wide range of the SaniDry the temperatures of these rooms won’t only be even, they’ll be ideal.

Solving Flooding Problems Once and For All in Grand Rapids, MI

Jon had given us a call last year about his repeatedly flooding basement. The flooding wasn’t a surprise, especially when you consider that the flooring of the old house was cracking so much there were spots where Jon could see tree roots and dirt. After meeting with one of our system design specialists, Jon decided to wait and see if he could solve the problem on his own. When the water issues showed no sign of going away, Jon knew he needed to ask for help.

Our system design specialist took another trip out to Grand Rapids, MI and immediately saw that the current solution – an old floor drain - wasn’t going to cut it. Water that leaks down walls will usually puddle at the floor and wall joints and Jon had even seen mold growing there. Our solution to this is to install a perimeter drainage system in that exact spot. One small difference between Jon’s basement and many of our other perimeter system projects was that he had a monolithic floor, meaning the most efficient way to capture that water was with an above floor system. Our DryTrak perimeter system is exactly that. The system sits above ground, and once water is captured into the pipes, it will be directed to Jon’s new SuperSump for discharge. The SuperSump system is one of our most reliable sump pump systems and will discharge the water at a safe distance away from the foundation through a lawnscape outlet.

Jon was very pleased to finally have his basement dry and protected.

Fixing a Leaking Basement in Lansing, MI

Art called during that February thaw we had in Lansing, realizing that every time it rained or the snow melted, one corner of his basement was flooding.

We installed WaterGuard on the affected side of the house, including marking out a space to install a sump pump in the future if the basement needed it and the homeowner decided to upgrade. Thinking ahead like this helps us avoid extra work and headaches later, so all he'll have to do is call us and the plans are already in place.

It's a good thing Art took care of the problem when he did, with all of the snowstorms and subsequent thaws we've had since February.

Cleaning Up a Lansing Crawl Space

"I bought a house two years ago," Jonathan said. "And the biggest problem is the poorly built crawl space. I'm not in a hurry, just figuring out how much it's going to cost me to deal with this."

For something you barely ever see, crawl spaces have quite the ability to wreak havoc on our lives. And this one was quite a piece of work, as poorly built as Jonathan said. Although he had originally said he was in no hurry, after having one of our System Design Specialists out to assess the problem, he decided to go ahead and schedule the work and get it off of his plate and his mind.

We had to do a ton of debris removal in the space, as you can see from the attached photo. After we were working with a level surface, we installed not only the trusted CleanSpace vapor barrier system, but also two new sump pumps to take care of the ambient moisture problems and an EverLast crawl space door to seal the space from the elements outside.

Sometimes taking the first step to solve a problem ends up being the only step you need.

Leaky Basement Fixed in Lansing

Mark had significant water coming into his basement. He scheduled an appointment with sales representative, Phil K. from Ayers Basement Systems to have his leaky basement fixed.

Ayers was able to install a 4" IceGuard and LawnScape Outlet for his basement sump pump with a brand new lid and discharge line. This effectively drained the water from his basement to the discharge line outside, keeping him protected from water damage in the future.

The waterproofing job was completed in one day, with a lasting solution to a dry, healthy, usable basement.

A Dry, New Basement in Lansing, MI

Carol’s basement in her building had cracks in the walls and water was starting to leak in. It was a clutter, damp space and the foundation was settling. She quickly called upon Ayers Basement Systems to help her excavate the water in her basement and waterproof it.

Ayers Basement Systems installed Canyon Beige basement finishing floor tiles with a section of Parquet Tiles and finished the job with BrightWall basement wall paneling to keep the space dry and bright. They also finished the ceiling to complete the whole project.

Overall, the basement was turned into a dry, usable space that Carol is able to utilize for whatever she pleases. Her basement waterproofing job was also completed in just one day, leaving her with no time constraints on being able to use her basement.

East Lansing, MI Basement Transformation

East Lansing, MI resident, Donald has lived in his home for about three years. Within the past year he started noticing that water was leaking into the basement.  With intentions to live in this home for another 15 years or so, Donald decided to contact Ayers in hopes to solve this problem.

The installation crew arrived just a few short days later to complete the job.  The crew installed CleanSpace, a SuperSump, and an UltraSump.  The number one reason for basement flooding is due to sump pump failure. The UltraSump backup battery will kick on in the event that the main pump fails for whatever reason, preventing a possible wet basement in the future. Donald was more than satisfied with the work that Ayers did to his basement and now he no longer has to live in fear of a wet basement.
