Our exclusive, patented waterproofing system is designed to protect against all types of basement water problems, including leaks and flooding. An interior drainage system and sump pump captures water seepage from the walls and floor. The water is removed before you ever notice it's there. A dehumidifier controls humidity to provide a dry space for storage or a finished basement. Our basement waterproofing system is less invasive than a traditional French drain system and is backed by a lifetime transferable warranty. Our waterproofing system can be installed in crawl spaces too!
Did you know as much as half of the air inside your home comes up from your crawl space? This is why it's important to keep your crawl space dry and free of mold and pests. Crawl space encapsulation protects your crawl space from excess moisture and the problems it causes, such as mold, rot, and structural damage.
Here's how the CleanSpace system works: A heavy-duty vapor barrier is added to the crawl space floor and walls to seal the crawl space off from the outside air. A dehumidifier is installed to control the relative humidity in your crawl space. If you have water seepage or flooding issues in your crawl space then we can install our patented drainage and sump pump system.
We fix all types of foundation problems:
If you think your home might have a foundation problem, Ayers Basement Systems has more than 40 years of experience solving all types of foundation and structural repair needs. We offer Portage homeowners warrantied products, proven repair techniques, and quality service. We repair basement and crawl space foundations using non-invasive methods.
When you choose us as your foundation repair contractor, a specialist will come to inspect your foundation and recommend the best solution to fix your foundation and restore your home's structural integrity. We will then install the foundation solutions you need, such as foundation piers, wall anchors, wall braces, or crawl space support jacks.
Sunken, cracked concrete doesn't just make your property look bad; it can also cause dangerous tripping hazards. Your concrete problems will become worse over time if not dealt with. Ayers Basement Systems uses an innovative process called PolyLevel® to lift and level sinking concrete slabs in Portage. PolyLevel® works for a variety of concrete leveling projects, including driveways, sidewalks, patios, and slab foundations.
Here's how our concrete leveling solution works: Holes the size of a penny are drilled into the slab and a high-density polyurethane material is injected. The expanding foam fills voids underneath the slab and lifts it back to a level position. The PolyLevel® system provides fast results and is more effective and longer lasting than traditional mudjacking.

Portage, MI Crawl Space Renovated With CleanSpace
This home built in the 1940’s in Portage, MI received a crawl space transformation thanks to CleanSpace. Originally a lake cottage, it’s likely that this space experienced some leaks, creating moisture in the space. Before encapsulating the crawl space, our team installed drainage matting so any that any water that enters the crawl space can flow underneath the liner directly to the sump pump. After the matting was in place, a flexible, tear resistant CleanSpace liner was fitted in the space. The liner is manufactured with an antimicrobial additive to prevent mold growth and stops water vapor. Its bright white color dramatically transforms the crawl space aesthetically while completely sealing the area off from the earth.
CleanSpace Improves Portage, MI Crawl Space
This lake cottage in Portage, MI was converted in a year-round home for the homeowners. The home had a basement and two crawl spaces that weren’t that usable because of the piles of dirt in the spaces. The homeowner sought a solution to cleaning up the appearance of these areas, upgrading the current traps that covered the dirt in some areas.
We provided that solution with CleanSpace. This liner is installed to the walls with fasteners and covers the dirt floor. It’s made of cord reinforced polyester, making it extremely durable, so the space can be used for the storage. It also provides a moisture barrier, keeping moisture from the dirt from evaporating i to the space.
Thanks to CleanSpace, this crawl space in the photo is brighter and cleaner, and can be used for storage, too.
Former Customer Returns For Crawl Space Encapsulation In Portage, MI
In 2014 Christine had us make her crawl space more energy efficient with some SilverGlo insulation and frothpak in the rim joists. Now a few years later, we're back to help with a crawl space encapsulation using our CleanSpace vapor barrier which helps to as much harmful water vapors out of the crawl space as possible. Also, we're laying TerraBlcok insulation on the ground to add greater energy efficiency. Finally, we added a SmartDrain to help remove any moisture from the space without harming the building materials and a SaniDry Sedona Dehumidifier to keep the space as dry as possible so that Christine is breathing good clean air on the floor above and mold is not an issue.
