The owners of this home in Petoskey, MI were looking for a solution to keeping their basement dry and stopping wall leaks. So, we provided them with WaterGuard. This sub-floor drainage system is laid on top of the footing around the the perimeter of the room. A small space is left between the wall and the floor so that any wall leaks can drain directly into WaterGuard where the water is then rerouted to the sump to be discharged from the basement.

Having a dirt crawl space when plumbing leaks are possible in your home is a recipe for disaster— just ask these Levering, MI homeowners. When water leaks, it’s absorbed in the dirt floor, making the crawlspace a wet, humid place and a breeding ground for mold. However, investing in a CleanSpace crawlspace liner and a SmartDrain to identify future leaks can address the previous concern. As shown in the second photo, our team did exactly this. Installing this flexible, durable and antimicrobial liner in the crawl space and an airtight floor drain that alerts the owners when there’s a leak, helps prevent any permanent damage. Additionally, a SaniDry Cx Air System to keep humidity low and CleanSpace Drainage Matting that directs water to the drainage system also works to make this crawl space a dry victory.

Rebecca M. from Petoskey, MI has a basement that had french drain system that no longer works. Since the snow has started to melt, her basement began to fill with water. Her home was built in 1968, has poured wall, and has a sump pump. The basement is not finished and there was water coming in from the outside.
Our fix? The WaterGuard French drain system. WaterGuard is a customer and crew favorite, offering a great way to protect your home against water intrusion. WaterGuard rests below the basement floor but above the foundation footing, collecting water that enters in through the basement walls. That water is then redirected to the sump pump in the home and pumped outside.
Bill C. of Petoskey, MI had water in his crawl space. This can cause serious issues within the home such as sticking doors and windows and peeling paint. So, Bill gave us a call.
After a complete inspection, we decided the best way to remedy this situation would be to install our SmartSump crawl space sump pump and the CleanSpace crawl space encapsulation system. We started with the SmartSump -- SmartSump is a self-draining sump pump that can collect 109 pints of water without its collection tray having to be emptied. SmartSump works perfectly with the CleanSpace system as well.
Next, we installed the CleanSpace. CleanSpace is a 20mm thick plastic lining that completely seals off Bill's crawl space from the surrounding elements. No dirt, dust, cold air or water will enter with this system in place. CleanSpace is also made with an anti-microbial component, preventing the growth of any mold.
Mary M. of Petoskey, MI had dampness and standing water in her crawlspace. Her foundation is cinderblock and the home was built in the 1980s. With this being said, you can probably see that she had a problem. Thankfully, she called us.
We remedied this situation by installing three of our patented products: the CleanSpace crawl space encapsulation system, the SaniDry crawl space dehumidifier, and the SmartSump crawl space sump pump.
CleanSpace is a 20mm thick plastic lining that completely seals off Mary's crawl space from the surrounding elements. No air, dirt, or water will get into this crawl space with this installment. SaniDry is a self-draining dehumidifier that adds another barrier of protection against water vapor. SmartSump is a sump pump built for crawl spaces. These products all fit together like a glove.
Say goodbye to standing water with this trio.
Water seepage was taking over this Harbor Springs, MI residence and the homeowners wanted a proper waterproofing system that would take care of the issue.
The effective drainage system known as WaterGuard was installed underneath the flooring around the interior perimeter of the basement. The flooring was removed at the base of each wall to place the specialized drainage pipes. Water entering the home flows down into the system and is then immediately directed to the sump pump to exit the home. After the system was set into place, the floors were restored with concrete fill and the homeowners no longer had to worry about a wet basement.
Sharon S. of Petoskey, MI had water leakage in her basement for years before she gave us a call. This can cause immense issues for a basement -- issues that we, the professionals, can take care of.
Our solution? The TripleSafe sump pump system and the WaterGuard French drain system. The TripleSafe is a sump pump that provides three levels of protection against water leakage. Whether it be normal water supply, heavy volumes of water, or in the case of a power outage, this sump pump will keep your basement dry. For normal water supply, the Zoeller ⅓ horsepower pump functions. At a heavier level, the Zoeller ½ horsepower pump activates. In the case of a power outage, the UltraSump backup sump pump will pump water on a backup battery.
The WaterGuard systems rests below the basement floor and above the foundation footing collecting water that gets into the basement from outside. After this water is collected it is redirected to the sump pump -- the TripleSafe -- to be pumped up and out of the home.
Sharon, you can rest easy with these systems from Ayers in place.
Ben D. of Petoskey, MI has had water issues in his basement for years. Every time it rains, water comes into the basement. There was a dehumidifier in the basement and it took care of mildew, but there was still an odor. So, Ben gave us a call.
Our solution? The SuperSump premier sump pump system and the WaterGuard French drain system. The SuperSump is a sump pump specifically designed to keep your basement dry for long periods of time. Capable of pumping 2,220 gallons of water per hour, it is suitable for heavy water intrusion.
The WaterGuard drain rests below the basement floor and above the foundation footing, collecting water that seeps into the basement from the walls. Once that water is collected, it is redirected to the sump pump -- or in this case, the TripleSafe -- to be pumped up and out of the home.

A customer called Ayers with a few issues happening in their crawlspace. The walls of the crawlspace were having some problems with water entering in. On top of this issue, they wanted to insulate the crawlspace, which makes it warmer.
CleanSpace works to encapsualte the entire space of the crawlspace. This prevents moisture, dust, and dirt from entering the crawlspace. The moisture entering in this crawlspace prior to laying the CleanSpace was and can cause mold to enter. After the CleanSpace is installed, this crawlspace will not have any issue with mold ever again.
We then add SliverGlo, attaching it to the walls of the crawlspace. The SilverGlo is a highly effective graphite-filled insulation with a built-in radiant heat barrier surface. SliverGlo improves insular properties by 24% while offering an economical insulation option for crawlspaces.
Our customers called us with some trouble, during heavy rain the house would start leaking. Ayers was able to help fix those issues by installing a new sump pump and a waterproofing solution called WaterGuard that helps to move water to the sump pump. For the discharge of the sump pump, it is important that the water gets outside of your home and we recommend installing IceGuard. IceGuard attaches to your discharge pipe outside of your home to act as protection against frozen pipes that would otherwise cause a flood in your basement or crawl space. This cheap addition to your home allows for more protection against cold Michigan winters and will help to keep your space nice and dry.
A customer was having water intrusion issues in his basement so he called our team. We installed WaterGuard, TripleSafe and SaniDry to waterproof his basement. The WaterGuard system will catch any leakage from higher walls and floors. TripleSafe is a sump pump system that is battery powered which prevents basement flooding during power outages. Lastly, the SaniDry XP Basement Dehumidifier never needs to be emptied because the water drains automatically. In addition, it is ten times more powerful than typical dehumidifiers.
A homeowner called our team because she had water entering her home during the cold winter months. So our team installed the 1-844-262-2971">IceGuard Sump Pump Discharge Line System. This system allows water to leave even when the discharge line is frozen. Therefore, this system prevents flooding even in freezing temperatures or when the snow is piled up high.
Eric had a vacation home that he wanted to move to permanently but before he did, he wanted to insulate and encapsulate the crawl space. We had the perfect solution to keep his home warm in the winter and cool in the summer as well as keep the area clean. We started with Drainage Matting which has dimples in it to direct the flow of water to the sump pump to be discharged outside the home. Then we laid down TerraBlock which is covered on both sides with a durable moisture barrier that makes the insulation resistant to puncture and abrasion damage. It also provides a cushioned surface that will be appreciated when moving around in the crawl space. Next we laid down CleanSpace Crawl Space Vapor Barrier to keep the humidity and water vapor out. Besides keeping the area dry, the CleanSpace liner protects against mold and rot as well as keeping away pests. Lastly, we installed the SaniDry Sedona which has a powerful motor that keeps air circulating the crawl space to dry it out. The dehumidifier is small so it wont take up much space and all the water collected will be sent to the sump pump to dispelled outside of the house.
This Alanson homeowner wants to insulate the crawl space, remove the dust and moisture, and most importantly keep the home safe. We installed Drainage Matting, CleanSpace, and the SaniDry XP to keep the dust and moisture out. We also insulated the area with spray foam wall insulation. The Drainage Matting has dimples in it so that if water gets in it will be directed towards the sump pump. CleanSpace is a thick durable liner that stops humidity and water vapor from entering through the foundation. There is also an additive that halts mold growth so the structure is protected from mold and rot. The SaniDry dehumidifier blows dry air throughout to keep the space dry as well as filtering the air!
Scott has a concrete area that his shed sits on. Some of the concrete had sunk and he didn't want the shed to fall apart. We used PolyLevel to raise the concrete back up and level the ground for the shed. PolyLevel is a waterproof foam that gets injected under the concrete to lift it back up to the original level. The foam won't get washed out from underneath and won't react with the soil either. The foam cures in about 15 minutes so it can be full load bearing in not time!
David had some cracking in the concrete of his garage. The crack was creating some unevenness due to settling and he was concerned that it would affect the homes foundation. We used PolyLevel to level the garage concrete and keep the home safe. PolyLevel is a foam that is injected under the sunken slabs to lift it back to the correct level. It is waterproof and stable so it won't wash away or react with the soil underneath. The best part is that the whole process is quick and the foam cures in about 15 minutes.
Dawn wanted to insulate her crawl space and remove the dirt and moisture from inside it so that the home would stay protected. We used Spray Foam Insulation to keep the space warm which will also keep the home warm. We then installed Drainage Matting which goes on the ground to separate the floor from the liner. It also has dimples in it which allow the flow of water, if water gets into the space. On top of the matting we installed the CleanSpace Crawl Space Vapor Barrier to keep out the moisture. The liner prevents humidity, water vapor, and pests from entering into the crawl space and getting into the home. To help keep moisture out of the crawl space, we also installed the SaniDry XP Dehumidifier which keeps dry air blowing throughout the space and filters the air for mold and other particles. By keeping the space dry, you save the structure and home from mold or rot and smelly crawl spaces.
David and Susie had some cracks in their garage flooring that was causing unevenness. They are concerned about the floor being unleveled and it causing more problems within the home. We used PolyLevel to lift the concrete slabs and level the garage floor. PolyLevel is a foam that is injected under the concrete slabs and is lightweight so it won't put pressure on the already unstable soil. The foam is also waterproof and stable so it won't get washed out or react with the soil beneath them. PolyLevel cures in about 15 minutes and the whole installation process takes less than an hour so it is not inconvenient to the homeowners!
John was having some musty smells throughout his home coming up from the crawl space. He wanted it encapsulated to keep out the moisture and stop the smell from ruining the home. We laid down Drainage Matting to direct the flow of water, if any, to the sump pump to be expelled outside the home. We also installed CleanSpace liner which acts as a moisture barrier to keep out water vapor, pests, and humidity. To keep the water out, we installed the SmartDrain which is designed for crawl spaces to protect the area from leaks and floods. Lastly, we installed the SaniDry Sedona dehumidifier to blow dry air around the space to keep it dry. On top of drying out the air and keeping the moisture and smells away, the SaniDry filters the air for mold spores or other particles.
This dental office in Petoskey had water intrusion in the basement. Water was flowing up from the cracks in the floor which was causing some standing water. The owner wants the office safe and dry so we were called for a waterproofing solution. We installed the WaterGuard drain system, TripleSafe sump pump system, and the SaniDry XP dehumidifier.
To collect the water and keep it out of the basement we used the WaterGuard which is installed under the floor but atop the foundation footing to keep it from clogging. It sends the collected water to the new TripleSafe sump pump which then sends the water outside the building. The sump pump has 3 levels of protection even in case of a power outage or a pump malfunction. Lastly, the SaniDry XP blows dry air throughout the space to dry it out and even filters the air for mold or other small particles.
One of Ben's driveway slabs that leads into the garage had sunk about an inch or 2. This is creating a bump he has to drive over to get into the garage to park and he is worried it will get worse with water or ruin his tires. We used PolyLevel foam to lift the sunken slab back up and level it with the garage. The foam is lightweight but very strong and waterproof so it won't wash out. Since we wanted to keep the garage approach safe from water, we used NexusPro to seal the joints of the concrete. This sealant is made to not dry or crack even in harsh weather. The best part is that the foam and sealant can be installed the same day and they dry in a fraction of the time compared to other options!
David and his wife Barbara have had their home for years and have raised 5 children there. Their daughter and her children need to stay in the basement while she gets on her feet, but there were major cracks and shifting in the foundation as well as leakage in the basement. After we came out to inspect, our crew determined David and his wife would need GeoLock Anchors to stabilize the foundation and WaterGuard and a TripleSafe Sump Pump to waterproof the basement.
GeoLock Anchors permanently stops foundational shifting. The anchors have three parts. The first part is a plate on the interior foundation wall. A steel cable is drilled through the plate into the soil directed away from the home. A second plate is anchored to the other side of the cable for maximum stabilization. The TripleSafe Sump Pump utilizes three pumps in order to remove excess water from your basement. The second and third pumps are in case of emergency so your basement can remain dry, even when the power goes out. Finally, the WaterGuard draining system is a sub-floor waterproofing system that keeps water away from your foundation and mud away from your drains.
With all three of these products working together, David and Barbara are ready to move their family into the basement without worry. They were grateful to be able to provide a safe environment for their daughter and granddaughter.
