This home in Burt Lake, MI was completely remodeled 6 years ago, and while everything upstairs seemed new, the one constant was that remained after the remodel were cold floors throughout the house.
If there’s one thing we know about crawl spaces at Ayers, it’s that an encapsulated one not only keeps water out, but can prevent uncomfortable rooms upstairs. Usually the first step in this process is to seal the crawl space vents, and that’s exactly what we did. Originally thought to dry out the crawl space, vents really only bring in moisture and unwanted cold air in the winter, which affects the floors above.
Next, we installed SilverGlo and Terrablock insulation to reflect heat back into the space, helping energy efficiency in the home. A warm crawl space ensures that rooms above it are warm, too. On top of the insulation, a CleanSpace liner was fixed to seal off the space from the earth completely. This durable liner keeps moisture and outside air out, while dramatically brightening the space.
This crawl space now looks as new as the rest of the home, and thanks to CleanSpace and new insulation, the floors will be warmer, too!
Renee K. has a split-level home that was built in the 1950s. The lower level of the home had water leaking in even though she had a sump pump that was running. On the day that she called us she had to clean up about 20 gallons of water from the lower level.
Our solution? The WaterGuard French drain system. WaterGuard rests below the floor and above the foundation footing, collecting all the water that enters into the home's basement through the foundation walls. After the water is collected by WaterGuard, it is redirected to the sump pump and pumped outside.
With this installment, Renee no longer needs to worry about water in her basement!
John H. of Wolverine, MI has a crawl space that was giving him problems before he called us. The sand floor would get damp and musty odors were stemming from the crawl space. No one wants to live with this.
Our solution? The CleanSpace crawl space encapsulation system. CleanSpace is a 20mm thick plastic lining that seals off crawl spaces from their surrounding elements. No dirt, water, cold air, or water vapor will pass through this material. And as an added bonus, CleanSpace is made with anti-microbial properties that prevent mold growth.
No more damp floors or musty odors with this system in place.
This home had water seeping into the basement through the walls. The homeowner wanted a solution that completely waterproof her basement and prevent any further damage.
We installed the effective WaterGuard system to eliminate the intruding water. We started by excavating the flooring around the interior perimeter of the basement. We then placed the specialized drainage pipes at the base of each wall to ensure water was being collected at any point in the area. Water coming in through the walls drained into the pipes and was then carried to the home’s sump pump to be pumped outside of the home. We also installed inspection ports to ensure we have access to the underground system if needed.
Mackinaw City Public Schools contacted us about fixing the sinking concrete below their gym floor. Since we're in the winter months that means it's basketball season for the school and gym classes are taking place completely inside. They needed something that would have a quick cure time, wasn't super invasive and would not disrupt class and sports.
After discussion, our team of professionals decided the best option to fix the sinking concrete would be our PolyLevel System. Small holes (smaller than a penny) are drilled into the slab and then our high tech equipment injects structural polymers into the hole. Once all the holes are filled with the polymer it lifts the concrete back up to the desired level. The best part is that the cure time is only 15 minutes, the material is waterproof and won't wash out and it restored the property so there will be no one tripping on the uneven floor.
Sherie G. of Cheboygan, Mi was having water trouble in her basement before she gave us a call. Water like this can cause structural as well as comfort issues in your home. Thankfully, we had a solution.
We installed one of our favorite patented waterproofing products: The WaterGuard French drain system. WaterGuard rests below the basement floor and above the foundation footing, collecting all the water that seeps into the basement from the walls. After this water is collected, it is redirected to the sump pump to be pumped up and out of the home.
This installment now gives Sherie a peace of mind when it comes to water in her basement.
This Mackinaw City, MI family called us because they were dealing with a serious water problem in their basement. We took a look and determined that an installation of our CleanSpace system, WaterGuard system and our SmartSump sump pump was the combination for success. CleanSpace was used to seal off the basement walls from any water and hinder the growth of mold. Our WaterGuard system, a French drain system, was put below the floor and on top of the foundation footing to catch water and guide it to the sump pump -- our patented SmartSump. All in all, this family can now live comfortably knowing the lower level of their home is clean and dry throughout the crazy michigan weather.
A customer from Afton Michigan gave us a call referring to her crawlspace that was wet and smelly. We drove to her house to take a look for ourselves and figured out the best solution to waterproof this crawlspace would be to use our CleanSpace technology.

Ken & Sherilyn, homeowners in Indian River, MI were experiencing significant moisture in their crawlspace. They grew concerned that this moisture would promote mold growth and be detrimental to their health. Ken & Sherilyn attended a home show in Traverse City, MI and reached out to us for help. Upon scheduling an appointment and assessing their crawlspace needs, we recommended our CleanSpace crawlspace encapsulation system to resolve the issues in the couple’s crawlspace. The CleanSpace encapsulation product is a 20mm thick plastic lining that completely and entirely seals off the crawlspace from the treacherous elements it faces below. Additionally, we installed SilverGlo wall paneling. SilverGlo panels are constructed very differently than other types of insulation. These panels contain tiny graphite particles that permeate its foam insulation, this is what gives the panel that silver shine. These tiny particles serve a functional purpose besides just looks, they reflect heat and lower the material's conductivity for superior R-value insulation. With this crawlspace encapsulation system in place, our new friends’ crawlspace will be a safe and dry place.
Kevin C. began noticing the beams were sagging in his home. The problem began to grow worse and so did his anxiety. Kevin began asking friends and family if they knew of experts who could help solve his foundation support problem. One of Kevin’s co-workers previously had basement work done by us and recommended Ayers to him. Kevin gave us a call and we were quick to set up an appointment and meet him at his home. Upon assessing his needs, we installed eight Smart Jacks to stabilize his homes beams. The Smart Jack is a supplemental support system for crawl space applications. The Smart Jack effectively supports sagging beams and floor joists caused by, a length of span greater than spanning capability, floor load increased after construction, exceeding design values, and weakening over time due to high moisture and rot. We are so thankful for the opportunity to help our new friend Kevin C. from Cheboygan, MI. With this innovative stability solution in place, Kevin’s home will forever be supported.

She wanted a solution to keep water out and keep the wood dry. We had the perfect products for her! The first thing we did was lay down Drainage Matting which has dimples in it to direct the flow of water to the sump pump under the liner. Next we installed the CleanSpace Liner which is a thick durable liner that keeps humidity and water vapor from passing through into the crawl space. By keeping the crawl space dry, you also protect it from mold and rot.
