This home in Burt Lake, MI was completely remodeled 6 years ago, and while everything upstairs seemed new, the one constant was that remained after the remodel were cold floors throughout the house.
If there’s one thing we know about crawl spaces at Ayers, it’s that an encapsulated one not only keeps water out, but can prevent uncomfortable rooms upstairs. Usually the first step in this process is to seal the crawl space vents, and that’s exactly what we did. Originally thought to dry out the crawl space, vents really only bring in moisture and unwanted cold air in the winter, which affects the floors above.
Next, we installed SilverGlo and Terrablock insulation to reflect heat back into the space, helping energy efficiency in the home. A warm crawl space ensures that rooms above it are warm, too. On top of the insulation, a CleanSpace liner was fixed to seal off the space from the earth completely. This durable liner keeps moisture and outside air out, while dramatically brightening the space.
This crawl space now looks as new as the rest of the home, and thanks to CleanSpace and new insulation, the floors will be warmer, too!
Renee K. has a split-level home that was built in the 1950s. The lower level of the home had water leaking in even though she had a sump pump that was running. On the day that she called us she had to clean up about 20 gallons of water from the lower level.
Our solution? The WaterGuard French drain system. WaterGuard rests below the floor and above the foundation footing, collecting all the water that enters into the home's basement through the foundation walls. After the water is collected by WaterGuard, it is redirected to the sump pump and pumped outside.

John H. of Wolverine, MI has a crawl space that was giving him problems before he called us. The sand floor would get damp and musty odors were stemming from the crawl space. No one wants to live with this.
Our solution? The CleanSpace crawl space encapsulation system. CleanSpace is a 20mm thick plastic lining that seals off crawl spaces from their surrounding elements. This home had water seeping into the basement through the walls. The homeowner wanted a solution that completely waterproof her basement and prevent any further damage.
We installed the effective WaterGuard system to eliminate the intruding water. We started by excavating the flooring around the interior perimeter of the basement. We then placed the specialized drainage pipes at the base of each wall to ensure water was being collected at any point in the area. Water coming in through the walls drained into the pipes and was then carried to the home’s sump pump to be pumped outside of the home. We also installed inspection ports to ensure we have access to the underground system if needed.
Mackinaw City Public Schools contacted us about fixing the sinking concrete below their gym floor. Since we're in the winter months that means it's basketball season for the school and gym classes are taking place completely inside. They needed something that would have a quick cure time, wasn't super invasive and would not disrupt class and sports.
After discussion, our team of professionals decided the best option to fix the sinking concrete would be our PolyLevel System. Small holes (smaller than a penny) are drilled into the slab and then our high tech equipment injects structural polymers into the hole. Once all the holes are filled with the polymer it lifts the concrete back up to the desired level. The best part is that the cure time is only 15 minutes, the material is waterproof and won't wash out and it restored the property so there will be no one tripping on the uneven floor.

This Mackinaw City, MI family called us because they were dealing with a serious water problem in their basement.
