Keeping a Finished Basement Dry in Comstock Park
Challenge
This Comstock Park home was rebuilt over the old foundation which recently had some seepage in the basement after a heavy rain fall. The home had also dealt with some flooding in the past. The water came in where the wall and the floor met but the sump pump that was installed was nowhere near the water intrusion. Gary’s basement is finished except for one room where the water was coming in. He had tried multiple home remedies to stop the water from coming in but did not have any success. He finally decided that only professional help would fix the problem and keep it from ruining the finished area.
Our System Design Specialist, Jeff H., went to go inspect the problem and help Gary come up with a solution to keep the basement dry. He knew exactly what to do to make sure the water was kept out of the home.
Solution
Jeff was able to come up with the perfect solution to Gary’s problem and Bruce was there to make sure the installation went smoothly.
Bruce and his crew installed the WaterGuard drain system, a new sump pump, and the IceGuard to keep water out of the basement. The WaterGuard is a perimeter drain that is installed under the floor but atop the foundation footing, so it won’t clog. It collects water that leaks in and sends it to the sump pump to be expelled outside the home. The concrete is restored after installation, so you don’t have an unsightly drain in your basement. The new sump pump, the TripleSafe, was installed in the unfinished room where the water problem was. A pump is set at the lowest level, like any other sump pump, but if there is heavy water instruction or the pump fails, there is a second more powerful pump set higher up to take over. The TripleSafe also has a backup battery sump pump at the highest level in case of a power outage or pump malfunction. The three levels of protection provide the homeowners with peace of mind that the basement will stay dry, and their home is safe! Lastly, the IceGuard keeps the basement from flooding due to frozen pipes. In the cold months, pipes are subject to freeze which cause discharge lines and sump pumps to back up which can lead to flooding. The IceGuard fits over the discharge line and provides a secondary escape route for the water so the sump pump can continue to work properly and keep water out of your home.
