How Do I Fix My Wet Basement?

Dealing with a wet basement or crawl space? Here’s how to fix it for good.

Spring in Michigan means warmer weather, melting snow, and heavier rain. While it’s a welcome change, it can also reveal problems hiding below your home. As the ground thaws and becomes saturated, water builds up around your foundation. This can lead to moisture finding its way into your basement or crawl space.

What Homeowners Often Notice in Spring

As rain increases and the ground softens, homeowners may begin to notice:

  • Water along basement walls or floor edges
  • Damp or musty smells in the basement or crawl space
  • Wet carpet or flooring in finished basements
  • Increased humidity or condensation in both basements and crawl spaces

If left untreated, these issues can quickly escalate. What starts as minor moisture can lead to mold growth, damage to flooring and drywall, and increased humidity throughout the home. Over time, it can impact stored belongings, finished spaces, and even the overall air quality and structure of the home. Addressing the problem early helps prevent more costly repairs later.

How One Rochester Hills Homeowner Solved His Wet Basement

The Ayers team recently helped a homeowner in Rochester Hills near Paint Creek and Innovation Hills Park. With Paint Creek running through both Rochester Hills and Rochester, homes in this area can be more susceptible to moisture-related concerns.

Properties near the creek often sit on moisture-retaining, clay-heavy soils that stay saturated longer after rain or snowmelt. This can lead to increased groundwater pressure and water intrusion into basements and crawl spaces.

Dave began noticing water soaking into the carpet in his finished basement, a space he used for relaxing, playing pool, and storage. As the problem worsened, he had to move furniture away from the walls, and the moisture began staining the carpet and threatening the wood paneling. A previous waterproofing attempt using a wall injection did not solve the issue. Looking for a permanent solution, Dave called Ayers.

Our team designed a system to capture the water where it was entering and direct it safely away from the home.

Basement waterproofing solution used:

  • Perimeter drainage system installed along the floor and wall joint to collect incoming water
  • Ayers connected to the home’s existing sump pump system to move water out and away

With the system in place, Dave was able to restore his basement and get back to enjoying the space without worrying about water damage.
