The grated, open vents seen at the bottom of the house in the before photo of this West Branch, MI summer home were allowing a lot of moisture to enter the crawl space. The home was built near a lake, and as a result, the soil around the house was very damp. Even the well surrounded well wasn’t much of a match for the damp soil. So much moisture had gotten into the crawl space that the existing vapor barrier was starting to fail. There is really no need for open vents in crawl space, so when the homeowners called us for a solution, our crew went out and installed 6 of the vent covers seen in the after photo. Our vent covers are installed with an airtight seal that won’t allow moisture or humidity to get inside of the crawl space. Not only will they help keep the vapor barrier in the crawl space in better condition, they will also help in the fight against mold, humidity, and even pests that may try to use crawl spaces as homes.

Christopher & Christine, homeowners and past clients of ours from West Branch, MI had been struggling with a constantly wet crawl space. They knew that living right near a marshland and having an old unreliable sump pump was not helping their crawlspace concerns. After having their cement Poly-Leveled by Ayers the couple was highly impressed and began planning for our return trip to address their crawl space.

Upon scheduling an appointment and assessing Christopher & Christine’s crawl space needs, we recommended our CleanSpace crawl space encapsulation system to help resolve the issues in their crawl space. The CleanSpace encapsulation product is a super thick durable plastic lining that fully seals off the crawl space from the harsh elements it faces below. To supplement the CleanSpace, we also installed the CleanSpace drainage mat to ensure maximum water drainage to the sump pump. With the couple having a broken sump pump, a Triple Safe sump pump was also highly necessary. TripleSafe is a safeguard feature that includes the use of three pumps to ensure this basement will stay dry, even in power outages and severe weather events. In the case of heavy water or primary pump failure, the second and more powerful pump will kick in, if there is a power outage the battery powered UltraSump will take over.

Additionally our friends elected for us to install SilverGlo wall paneling. SilverGlo panels are constructed very differently than other types of insulation. These panels contain tiny graphite particles that permeate its foam insulation; this is what gives the panel that silver shine. These tiny particles serve a functional purpose besides just looks; they reflect heat and lower the material's conductivity for superior R-value insulation. Thanks to this complete crawl space renovation, living near a marshland is no longer a sweat for Christopher & Christine.

Helping a West Branch, MI Home Stay Level and Secure

As a single mother of four, April wanted a safe and secure home for her family. She had recently purchased a foreclosed house and began investing in renovations, but it wasn't long until April started noticing cracks in her drywall. She began to question if she was investing in a home that was unstable and had a failing foundation. 


Once arriving on site, the crew could easily tell that the foundation had settled. The doors and windows were sticking and there was evident damage to the drywall. The crew also went into the crawlspace and noticed the main support beams were bowed inward, making the walls and floors above unstable and causing cracks in the drywall. 


After consulting with April about potential solutions, we agreed to install our SmartJack®️ and PowerBrace™️ products to secure the foundation and walls. Our SmartJack will serve as a support joist and support the bowing beams. Once they are installed, we adjust them to raise the floors to a leveled position. Our PowerBrace™️ helps stabilize failing foundation walls that are bowing by securing a steel beam with a bracket to the joists of the wall. The bracket is slowly tightened to an ideal position to lock the wall into place and helps straighten it back out.

Correcting Walls in a West Branch Basement

April had noticed her basement wall was drifting and saw cracks lining another foundational wall. Not wanting to take any risks, April contacted Ayers for a reliable solution. Our foreman Evan was able to inspect the area, hear out April's concerns, and provide a solution that would be permanent.


Evan and his team installed SmartJack piers and a PowerBrace system to correct the walls.


SmartJack piers are steel rods that are placed strategically along the crawl space support frame. The bottoms are anchored with poured concrete into the foundational floor. The tops are fixed with load-bearing joints that are secured ti the rim joist, and the height is adjusted till constant supportive pressure is present.


PowerBrace is a system of supportive steel rods similar to SmartJack, the difference being that they line the bowing wall and create a constant corrective force against the sliding wall.

Water Seepage in West Branch Basement, MI Remedied

Jim Z. of West Branch, MI had water seepage in half of her basement before she gave us a call. This can create serous heath and comfort issues in a home, like mold growth and mildewy smell. However, we had a solution.

We installed two of our favorite basement waterproofing products: the WaterGuard French drain system and the SuperSump premier sump pump system. The WaterGuard drain rests above the basement floor but below the foundation footing, collecting water that seeps into the basement from the walls. Once this water is collected, it is redirected to the sump pump to be pumped up and out of the home.

This sump pump is the SuperSump sump pump system. The SuperSump is sump pump specifically designed to keep your basement dry for long periods of time. Capable of pumping 2,220 gallons of water per hour, it is suitable for heavy water intrusion.
