Concrete Leveling

Concrete Leveling

Concrete Lifting & Leveling

Choose Concrete Repair Over Replacement

Shifting soils beneath concrete slabs are the most common cause of uneven or sinking concrete. Michigan’s mix of clay-rich and sandy soils, combined with changing moisture levels and freeze-thaw cycles, can cause sidewalks, driveways, pool decks, and other concrete slabs to sink, crack, or settle over time. Left unaddressed, sunken concrete can create trip hazards and worsen as the ground continues to shift. Using advanced PolyLevel® polyurethane foam injection, our team provides precise concrete lifting and leveling to restore safety, durability, and curb appeal.

Need to level your concrete?

Common Signs

There are a few signs your concrete may need lifting and leveling, which include:

  • Uneven concrete creating tripping hazard
  • Water pooling on sunken slabs
  • Slabs have visible height differences
  • Cracks in concrete forming and spreading
  • Sloping patios or walkways
  • Gaps between concrete slabs and nearby structures
  • Driveway has low spots
  • Pool decks are sloped or shifted

Faster, affordable alternative to repair your concrete

Advantages of PolyLevel®

  • Strong & Lightweight

PolyLevel® weighs about 4 lbs per cubic foot and provides greater lifting power than traditional mudjacking.

  • Won’t Wash Away

The foam is waterproof, so rain and moisture won’t cause it to break down over time.

  • Stable and Inert

Does not react with soil or moisture and won’t release harmful chemicals into the ground.

  • Fast Curing

Cures in about 15 minutes, so you can use your concrete again the same day.

  • Precise Lifting

The lift is carefully controlled to level your concrete exactly where it’s needed.

  • Clean and Low-Disruption

Small equipment means less mess, less noise, and minimal disruption to your property.

Installation of PolyLevel

What is PolyLevel®?

PolyLevel® is a patented concrete leveling system that uses high-density, expanding polyurethane foam to lift and stabilize sunken concrete. Small, pea-sized holes are drilled into settled slabs like sidewalks, driveways, patios, pool decks, and walkways so the lightweight foam can be injected beneath the surface to fill voids, compact soil, seal cracks, and lift concrete without adding stress to soils.

PolyLevel® is waterproof, environmentally friendly, and cures in about 15 minutes, allowing minimal disruption and fast return to use. Once complete, the holes are sealed, leaving a smooth, level surface that restores safety and curb appeal.

Common Questions

Frequently Asked Questions

  • Mudjacking is a traditional method used to lift settled concrete slabs by pumping a heavy, mortar-based slurry beneath them. This mixture of water, soil, sand, and cement fills voids and hardens to raise the slab. While effective in some cases, the added weight can contribute to future settling, and the process can be messy and invasive.

At Ayers Basement Systems, we offer a more advanced solution with PolyLevel®. Instead of heavy materials, PolyLevel® uses a lightweight, expanding polymer foam that lifts, levels, and stabilizes concrete with precision. It cures quickly, adds minimal weight to the soil, and delivers a durable, long-lasting result with less disruption.

  • Concrete sinks or cracks when the soil beneath it weakens or shifts. Driveways, walkways, and sidewalks endure constant wear and exposure, and when voids form in the soil, slabs can settle, tilt, or break. These voids often develop from erosion caused by rainwater, gutter runoff, poor drainage, or decaying tree roots. Issues like improperly installed downspouts, clogged gutters, and poorly compacted fill soil can accelerate soil loss and make concrete more vulnerable to sinking or cracking.

  • Concrete leveling time depends on the repair method used. PolyLevel® concrete leveling is fast and efficient, with most projects completed in a single day. Because PolyLevel® cures quickly, your concrete is often ready for normal use the same day. Traditional options like mudjacking or full concrete replacement usually take longer, create more disruption, and require extended cure times that limit access to driveways, sidewalks, or entryways.

  • At Ayers, we lift and level concrete using PolyLevel® polyurethane foam. This high-density, lightweight foam supports concrete slabs without adding stress to the soil below. Because PolyLevel® is waterproof, it won’t wash out or break down like traditional mudjacking materials. It’s also environmentally friendly, with no harmful chemical leaching. Beyond lifting concrete, PolyLevel® compacts the surrounding soil, creating long-term stability that helps driveways, patios, and pool decks stay level for years.

  • Polyurethane injection, like the PolyLevel® system, is designed to be a long-lasting and durable solution for concrete leveling. When properly installed by professionals at Ayers, the polyurethane foam can last for decades without losing its lifting and stabilizing properties. The waterproof nature of polyurethane also helps prevent further soil erosion or settlement.
