The musty smell in this crawl space alerted the owner to its poor conditions. The main causes of musty smells like these are humidity and moisture leaking in. To stop these smells, most will install a vapor barrier system that prevents water from entering. In the after photo, you can see the solution our company provided - the CleanSpace system. The liner was pulled tight to both the floor and walls preventing any possible entry. The CleanSpace vapor barrier is impenetrable by moisture or humidity, meaning that neither of the main causes of that musty smell will be present in the newly protected crawl space.

The homeowners basement was finished and had water coming into it. Water coming into any basement is not a good situation, but water coming into a finished basement can do a lot of damage to personal belongings.
Our professional team decided that WaterGuard long lasting interior perimeter drainage system was the best solution for this wet basement. The WaterGuard system sits on the top of the footing to prevent clogging because of mud. The drainage system traps floor and wall seepage and directs that water straight to the sump pump. The sump pump then effectively removes the water from the home.
In the before picture you see the small trench that needs to be dug along the perimeter of your basement to make room for the product. In the after picture you see the installation after it is all finished with a fresh layer of concrete to make your basement look clean and beautiful.

Norma M. of Rapid City, MI was having terrible problems with her basement: water was seeping in from the outside. Having water is your basement leaves lots of room for problems upstairs, as well. Doors and windows can start to stick and paint can begin to peel. This said, Norma gave us a call.
We installed our TripleSafe sump pump system to remedy this issue. The TripleSafe is a sump pump that provides three levels of protection against water leakage. Whether it be normal water supply, heavy volumes of water, or in the case of a power outage, this sump pump will keep your basement dry. For normal water supply, the Zoeller ⅓ horsepower pump functions. At a heavier level, the Zoeller ½ horsepower pump activates. In the case of a power outage, the UltraSump backup sump pump will pump water on a backup battery.
No longer will water seepage bother Norma in Rapid City.
Matt K. of Rapid City, MI has several patio slabs around his home and over time the slabs have settled due to soil that was not compacted enough. This leaves room for a tripping hazard and for unsightly appearances -- neither of which does a person want at their home. So, Matt gave us a call for a solution.
We used our patented PolyLevel injection foam to raise these slabs. PolyLevel is lightweight yet durable, and is proven to be a better solution for sunken slabs than mudjacking. We start out by drilling penny sized holes into the slabs and use these holes access points for which to inject the PolyLevel through. After the PolyLevel is injected, we refill the holes and call this project done. 15 minutes afterward, the slabs can be walked on again.
Amy M. of Rapid City, MI had a musty smell coming from her crawl space before she called us. This most likely is caused by a moderate to severe water problem in the crawl space.
Our solution? The CleanSpace crawl space encapsulation system and the SaniDry CX self-draining dehumidifier.
CleanSpace is a 20mm thick plastic lining that completely seals off the crawl space from the surrounding elements. No water, dirt, or cold air is able to enter with this system in place. And as an added bonus, CleanSpace is made with anti-microbial properties that prevent mold growth!
The SaniDry CX dehumidifier is small yet mighty, collecting up to 109 pints of water per day without its collection tray having to be emptied.
Jim M. of Rapid City, MI has a very old farmhouse with an addition that has a basement. He started to notice water issues about 3 years ago and it has been getting worse ever since. This said, he gave us a call in hopes of finding a long-lasting solution.
We installed two of our favorite products for this project: the TripleSafe sump pump system and the WaterGuard French drain system. We began the job by installing the TripleSafe.
We then moved onto the WaterGuard. WaterGuard rests below the basement floor and above the foundation footing, collecting water that seeps into the basement from the outside. This water is then redirected to the TripleSafe sump pump to be pumped up and out of the basement.
Jim G. of Rapid City, MI has a 4' tall cement crawlspace. After the storms a few weeks ago, about 6 inches of water was in his crawlspace. Because his crawl space is made of cement, he could not tell where the water was coming from. So, he gave us a call to get a professional fix.

Ann and Steven noticed that the crawl space support beams in their lake cottage were starting to sink. They suspected that the lake next to the cottage had started to wet the sandy clay soil. In turn, the clay settled and the crawl space forced the soil down further. They were terrified that the cottage might completely collapse if the beams weren’t replaced. After talking to the rest of the family, Ann and Steven gave us a call and requested for a crew to visit them in Rapid City, MI with a solution.
The crew knew the solution to supporting and stabilizing the cottage would be with helical piers, but before they did so, they wanted to guarantee that the clay soil wouldn’t continue to settle. So before they began the pier installation, they added in a curtain drain between the sinking side of the cottage and the lake. The curtain drain will catch water before it has a chance to affect the soil below the cottage. To use the piers, the crew drove them into the deepest layers of the soil and attached them to the bottom of the crawl space. The piers created a more stable base for the cottage and leveled out the floor. Ann and Steven won't soon sink again.
Judith and Jim had started noticing water issues in their basement about 3 years ago. They assumed that the problems would start to disappear and didn’t think much of it, as the basement and crawl space were both recent additions to the old farm house. After the water issues showed no sign of getting better, they started to get worried and gave Ayers a call.
When our system design specialist arrived in Rapid City, MI, he quickly identified the source of the water issues: cracks in the floor, wall joints and on the basement floor. The water would leak through these cracks and start to puddle at the perimeter of the basement. To capture this water, he drew up a plan to install a WaterGuard drainage system and a sump pump for disposal. The WaterGuard system sits underneath the foundation floor at the foot of the walls, ready to collect any water that flows to the perimeter of the room. Once the water is in the system, it will be pushed to Judith and Jim’s newly installed TripleSafe sump pump. A TripleSafe is our most reliable sump pump system and has two different backup pumps to keep the system working even if one becomes overwhelmed or the power goes out. Once that water was pumped out, it was carried through a discharge line to an exterior Lawnscape outlet. With this type of reliable system working in their basement, Judith and Jim won’t have to worry about their basement leaks again.
