We not only adhere to the highest industry standards, we strive to be the industry leader in the home improvement related services we provide. We also use state-of-the-art products and technology which are designed to fix your home. We are the authorized Basement Systems dealer in Leelanau County, MI.
At Ayers, we enter many homes to fix their crawl space and basement problems. However, it’s not every day that we enter a home that’s completely round. The insulation in the crawl space of this cylinder shaped home desperately needed to be removed and replaced after chipmunks had made their way in and done damage.
Our team of professionals entered the space and applied Froth Pak spray insulation. This insulation can be methodically sprayed to seal up small and large holes, and since it’s inorganic and waterproof, there’s no risk of mold.
The last step of fixing up this crawl space was installing a CleanSpace liner. This sturdy multi-layer liner is permanently adhered to the walls, completely sealing off the home from the earth, helping to keep moisture and critters out.
Colleen S. from Lake Leelanau, MI suffered from water entering her crawl space when the water table was high. She said it got damp and moist, which can create problems upstairs. Moisture can move up through the floor and cause doors and windows to stick and paint to peel, along with simply creating an uncomfortable environment.
To remedy her problem, we installed one of our favorite products: the CleanSpace crawl space encapsulation system. CleanSpace is a 20mm thick plastic lining that completely seals off crawl spaces from the elements surrounding it. No dirt, cold air, water, or moisture of any kind will pass through. As an added bonus, CleanSpace is also made with an anti-microbial property, preventing mold growth.

Our fix? The CleanSpace crawl space encapsulation system, the SmartSump crawl space sump pump system and the SaniDry CX crawl space dehumidifier.
We began by installing the CleanSpace system. CleanSpace is a 20mm thick plastic lining that entirely seals off crawl spaces from the surrounding elements. No cold air, dirt, or water will get through a layer of this material. And as an added bonus, CleanSpace is made with anti-microbial properties that prevent the growth of mold.
Next, we installed the SmartSump. The SmartSump works perfectly with the CleanSpace system, keeping the crawl space totally free of standing water.
Finally, we moved onto the SaniDry CX. This beast of a dehumidifier can collect up to 109 pints of water in a day without having to have the collection tray emptied. It's small size makes it easily placeable even in tight spaces.
This trio is like magic.

This Cedar, MI property had water seeping into it through the wall and the homeowner was looking for a reliable waterproofing solution to fix the issue.
The WaterGuard perimeter drainage system was installed in this home to collect intruding water and discard it into the home’s sump pump. The specialized drainage pipes were installed underneath the flooring at the base of each wall so water entering the home could easily drain into the system. The excavated flooring was restored with concrete fill and an inspection port was installed on the system to give us easy access to the pipes if ever needed.

We installed one of our most dynamic duos: the SuperSump premier sump pump system and the WaterGuard French drain system. The SuperSump is a sump pump specifically designed to keep your basement dry for long periods of time. Capable of pumping 2,220 gallons of water per hour, it is suitable for heavy water intrusion.
The WaterGuard system rests below the basement floor and above the foundation footing, collecting water that seeps into the basement from the walls. Because of the level the drain is at, the WaterGuard drain can catch all the water that enters the basement. Once this water is collected, is it redirected to the sump pump to be pumped up and out of the home. The sump pump, in this case, is the SuperSump.
These two systems work in perfect harmony to keep Kerri's basement dry, even in the heaviest rainstorms.

We installed the dynamic duo of waterproofing solutions: the TripleSafe sump pump system and the WaterGuard French drain system. The TripleSafe is a sump pump that provides three levels of protection against water leakage. Whether it be normal water supply, heavy volumes of water, or in the case of a power outage, this sump pump will keep your basement dry. For normal water supply, the Zoeller ⅓ horsepower pump functions. At a heavier level, the Zoeller ½ horsepower pump activates. In the case of a power outage, the UltraSump backup sump pump will pump water on a backup battery.
The WaterGuard French drain rests below the basement floor but above the foundation footing, collecting water that enters the basement from the walls. After this water is collected it is redirected to the TripleSafe sump pump to be pumped up and out of the home.

In crawl spaces, we want to prevent any moisture and outside air from seeping in. These elements provide the perfect opportunity for mold to grow in your crawl space. Vented crawl spaces can also increase your energy bills by allowing cool air into your home, which is a huge no-no. Ayers Basement Systems recommends installing the CleanSpace vent cover. These are made of plastic so they will not rot or rust and will permanently seal the air out and insulate your crawl space.
A homeowner in Leland called us about his wet crawl space. If you don't know a poorly taken care of crawlspace or basement is bad for your whole house, making the air less sanitary, jacking the prices you pay for air/heat, and just not being safe to live in. We went to this homeowners property and gave him a free estimate. After the inspection we installed our advanced CleanSpace technology.
CleanSpace is a 20 mil thick plastic liner that fits the crawl space to completely seal the home from the earth. Polyester cord reinforcement allows for a lot of durabilities, to make it last longer than the home will. This liner also contains an antimicrobial additive to prevent mold. Now, this homeowner will never have to worry about a wet and unsafe crawlspace ever again.
We received a call from Kathy, a homeowner in Leland, MI who began observing water seepage through the poured walls in her basement. Being the smart person that she is, Kathy made the decision to address this water concern before it began to worsen. We diagnosed the water issues she was facing in her basement and installed WaterGuard to resolve the problem. WaterGuard was installed along the home's footing, beneath the concrete, the installment collects water along the base of the perimeter walls and safely directs it to the sump pump for discharge from her home. In addition, to supplement the WaterGuard, we installed the TripleSafe sump pump system. TripleSafe is a safeguard feature that includes the use of three pumps to ensure this basement will stay dry, even in power outages and severe weather events. In the case of heavy water or primary pump failure, the second and more powerful pump will kick in, if there is a power outage the battery powered UltraSump will take over. To complete Kathy’s basement makeover, we installed the SaniDry XP, a high-performance dehumidifier and filtration system. In Kathy’s basement, the SaniDry will help prevent mold and reduce musty odors, giving her dry and healthy air. With this complete system in place, Kathy should rest assured that her wet basement days are over.
