Basement Waterproofing Before & After Photos

After watching a section of their basement wall repeatedly leak during rains, this Eaton Rapids, MI couple decided that enough was enough. They were optimistic that the leaking cracks could be fixed with a noninvasive procedure that could permanently solve the problem. A quick call to Ayers confirmed that they were right, we had just the product they needed.

Our FlexiSpan wall system is really a combination of two systems: Flexispan itself, and a drainage system installed at the foot of the wall. The team started by removing a portion of the corner floor to make room for the drainage system. Once the pipes were laid, fresh concrete was poured back into the excavated square. You can see the darker color floor in the after picture where the new concrete was added. To seal the actual crack, FlexiSpan was placed deep into the walls. Another layer of sealant was then laid over the durable and flexible FlexiSpan to act as a drainage layer. This layer will direct water flow down to the drainage system below for discharge. The two systems working together will keep this basement corner dry, no matter how hard the rain is falling. As an added bonus, the FlexiSpan sealant looks much better than the previous water stains. 

Jack and Patti’s 127 Victorian home had very little water coming in from the crawl space, but Jack wanted to make sure his home was still stable given its age. SmartJacks are steel supports that balance the foundation of the crawlspace, lifting it to its original position. They can be adjusted so the home will never shift out of place and are anchored into the ground with poured concrete. CleanSpace Wall System is a moisture barrier that uses a thick plastic liner along basement and crawl space walls to keep them dry and last decades longer. It also has antibacterial properties that prevent mold and bacteria growth.  Damp air takes more energy to heat and cool. Cutting down on the moisture in the crawl space, in turn, will cut down on how much it costs to heat or cool the home. Finally, the SaniDry Sedona Dehumidifier automatically removes up to 100 pints of water a day from the air in the home’s basement. This system circulates the now dry air through the basement and automatically removes the leftover water so you don’t have to.

Our crew headed to a homeowner in Sumner, Michigan, to install a waterproofing system. Larry's basement had a problem corner where water would creep in. We agreed to install our WaterGuard solution. This interior drainage system is placed along the basement's perimeter to collect water leaks. The drain is concealed with concrete to ensure it blends with the rest of the floor. Any leaks will then get redirected to the sump pump. Larry is glad his worries about water damage are gone! 

We all know doing laundry isn’t the most enjoyable experience, but it’s probably a lot less unpleasant if you have to do it in a basement like this one. The mortar around the cinderblock walls is crumbling, letting moisture into the basement. While the owners have a sump pump, there’s no way for the water from the leaky walls to enter it; that’s where WaterGuard comes in.

Our team installed WaterGuard, a drainage system that’s laid on top of the footing around the perimeter of the basement. This piping collects water from the leaky walls and reroutes it to the sump pump, where it’s then forced out of the basement through a discharge line.

To improve the overall look of the walls, we also installed BrightWall paneling. These plastic panels fastened to the wall brighten the space, while still allowing water from the walls behind it to drain to the WaterGuard system. These panels prevent water vapor from coming through the walls and evaporating the basement, too.

WaterGuard helps eliminate the water from the leaky walls in this basement, while Brightwall paneling dramatically enhances the space. We won’t promise the homeowners that doing their laundry will be fun, but we hope it will be a lot more bearable when it’s done in this bright, dry basement.
