This moldy, debris filled crawl space in Arcadia, MI needed some major work, but was nothing Ayers couldn't handle.
First, the crew worked to remove all debris and organic material from the basement. With that out of the way, they could start the mold removal process. By encapsulating the mold with Mold-X, it was neturalized and stopped from continuing to spread in the crawl space. Combined with CleanSpace, the mold would go dormant. CleanSpace is a white liner, shown in the after picture, that acts as a vapor barrier to keep moisture out of the crawl space. It is durable and mold resistant, and the final step for this crawl space. With that installed around the walls and piers, the crawl space was offically mold and moisture free!

When this cottage was up for purchase after years of vacancy, the buyer noticed that the crawl space would need a lot of work before it was ready for use. The biggest concern for the buyer was the layer of fungus that covered the crawl space floor in the before photo. After the crew first used Mold-X to control the fungi and mold that was already present in the crawl space, they began the installation of a vapor barrier to make sure that the problem never happened again. The CleanSpace barrier in the after photo was installed tight to both the ground and walls. Impenetrable by both moisture or humidity, the CleanSpace liner keeps out the main ingredients to mold and fungus. With the CleanSpace system installed, this home is all set for occupancy.

A customer from Arcadia needed help with waterproofing his crawlspace. He gave us a call, and we were able to keep the water out of his crawlspace. Among many products we installed our IceGuard technology. The IceGuard is most commonly used for homes that experience freezing winters (just like Michigan). This goes outside the home and automatically flows the water away from the exterior wall just in case the pipe freezes. The IceGuard allows any water to exit even when the pipe is frozen by having holes that direct the water out of the pipe when the pipe is frozen. When the pipe is not frozen, no water exits the holes. The purpose of the IceGuard on this project was to allow any water that the sump pump is pushing out of the crawlspace to exit the crawlspace instead of getting clogged in a frozen pipe. Now, this homeowner wont have to worry about any water accumulating in his basement.
This customer called because his crawl space had some leaks, there was no major standing water but small puddles throughout the space. The home was built in 1995 and doesn't have an existing sump pump installed. Our team was able to install our CleanSpace system to encapsulate the crawl space. This system will not allow any outside elements in such as water and moisture. It is also very durable so that personal belongings can be stored on it. We also went in and installed a sump pump since the customer lives on the lake and says the water table is very high where his home is located.
Edward H. was looking to have a vapor barrier placed into his brand new, dirt floor crawlspace. We also wanted to deal with the high humidity levels and moisture that occupied the space to ensure the crawl space would not cause any problems for the homeowner.
To encapsulate the space we installed the CleanSpace liner, which is a durable, waterproof and vapor proof liner that ensures moisture is unable to enter through the floor or the walls. We also made sure to cover the piers in the crawl space to prevent damage from ambient moisture.
Next we installed a SaniDry XP dehumidification system. This dehumidifier effectively removed all moisture from the air, filtered it and then distributed it throughout the entire area to ensure the space was free of high humidity levels. The system automatically drains collected water in a sump pump, which is why we installed the effective SmartSump sump pump. This system ensures water from the dehumidifier is discarded efficiently and makes sure any other form of water intrusion is taken care of.
Lastly, we installed vent covers over the vents in the crawl space to keep the outside environment from getting in.
