Around here it is not uncommon to hear people talk about going to the cottage, the lake, the cabin, up north, or whatever other word they use to describe their family home on the lake. While Michigan weather can be fickle, a perk to dealing with it year-round is getting to spend the summers weekends on a beautiful lake. Waterfront properties are often passed down for future generations to enjoy. To protect the investment, and your legacy, there are some things you should do.

 

You don't want your legacy to be that you passed down a home with crumbling foundation or other hidden issues under the home. Instead, you want the home to be a privilege, something your kids want to take the responsibility of owning. If you had received a home, only finding out later that it's issues were a mile long and quickly becoming a money pit that ruined all those cherished memories, how would you feel? Get an Inspection

Get the home inspected is the first step. You can not know if there are issues to be fixed if no one tells you. This can be done in the winter when the home is not in use.

 

Get the Problem(s) Repaired

Digest what you learned during the inspection and take action. If there is water issues, get a waterproofing system installed. If there is excess moisture, get a dehumidifier. The point is to get whatever you need to get because your home and family will benefit from it.

 

Get an Inspection

Yes, we did mean to put this one twice. Even though you got an inspection and the problem is fixed, it is not the end. There are annual maintenance programs that you can keep your home in perfect health but also be aware of any new issues that may arise.  

 

Document it All

Keep a folder or box somewhere to put all the documents from the inspections and the repairs as well as all the contact information. This helps you and the person who inherits the home maintain the home properly!
