Your home is often your biggest investment, and in addition to preserving its value you may also be looking for ways to add value. Here are a few projects to keep in mind - some small, and some bigger - that can add equity as well as make your home more pleasant for daily life. 

 

Fix Your Concrete 

 

If you’re considering selling your home anytime in the next few years, deal with your concrete now. Sinking, broken concrete slabs are an eyesore, a safety hazard, and get more difficult and expensive to repair.  

 

If you address it early, it’s a quick, economical raising process so you can stop dealing with the inconvenience. But if you wait, it only gets more broken down until raising isn’t an option and you’re looking at full removal and replacement. Which means you either try to sell a house with horrible curb appeal and lose a lot of buyers before they walk in the door, or you pay for costly concrete replacement while also dealing with selling and moving costs. 

 

Finish Your Basement 

 

When you buy a house, you pay for the whole house, right? But if the basement isn’t finished, you’re paying for a whole level that you can’t use to its full potential. Homes are usually valued based on a price per square foot, but that’s only for finished space.  

 

If you have a 1500 square foot house and your neighborhood’s average value is $100/square foot, you have a $150,000 house. Even if you only have 500 square feet of finishable space in the basement, that’s a cool $50,000 added to the value and you’re now in a 2000 square foot house, which attracts a different group of buyers. 

 

Add an Egress Window 

 

Even if you don’t want to go through the process of finishing your basement, adding an egress window makes it “ready to finish” and will maintain more interest than the average dark, unfinished basement. It also provides buyers the chance to finish the basement exactly how they want but with all of the pieces in place. 

 

Unlike so many large purchases that only depreciate in value over time (like cars), your home gains value as the years go by - as long as you maintain it.
