I had work done on my home in Battle Creek, and a bigger job done on my cottage in South Haven. The South Haven job had to be done over because the first guy didn't do the job right. I was fortunate enough to be working with Troy Baxter, and then Dan Bemman and his team who came out in the dead of winter to fix my basement and do the job right. In addition, I know there was another gentleman named Zack who was also involved. I find it refreshing to deal with a company that is willing to admit when they didn't do the job right and the go back and fix it. Zack came to Ayers in 2007 as a Foreman in Training and worked as a Service Technician and a Foreman before becoming the Production Manager. He holds an associate’s degree in business and worked for Whirlpool for six years prior to joining Ayers.

Zack oversees the production crews and ensures they are organized and trained to do the perfect job for the homeowner.

    A customer from Okemos called us about receiving a free estimate on their basement so we drove out to their property. We checked their basement and noticed that the current sump pump is not suitable for defeating Michigan weather. We upgraded basement by replacing their Sump Pump with a TripleSafe Sump Pump. TripleSafe is a sump pump with three different pumps in one liner. The first being the 1/3 hp zoeller pump which does most of the pumping and is placed at the bottom of the liner. The second is the 1/2 hp zoeller that is placed slightly higher than the first. This pump is more powerful but will only be turned on when needed. The final pump is the battery-operated UltraSump DC which is used in case of a power outage, this pump can pump up to 24,000 gallons of water.     In this before photo, it’s clear to see the water coming in at the wall/floor joint. WaterGuard collects this water and stops it from spreading to the rest of the basement. The specially designed piping is laid around the perimeter of the room on top of the footing of the foundation, which prevents mud and dirt from clogging the pipe. When water leaks in through the walls, it’s caught by WaterGuard and rerouted to the sump pump to discharge it from the basement.

    This home was built around the 1940's and was showing some major signs of age and the soil around the foundation had settled. Some of the block foundation wall had actually fallen and needed to be completey replaced. The homeowner also noticed that the doors and windows in the home were sticking which is another sign of the foundation settling. The floor on the first level needed to be lifted back up to its original position. There were also some very old windows that needed to be replaced as they were allowing moisture and unwanted outside elements into the basement. 

    This home needed some of its foundation and other problems taken care of and they definitely called the right people for the job. We installed SmartJacks to lift the foundation back it's original position. We also replaced the block wall that had fallen and sprayed foam insulation around the rim joist to make sure this basement is completely sealed off. This project restored the value of this home and gave the owners peace of mind knowing that their home is stable and safe for years to come.

    Stair-step cracks in walls are a major indicator that there are foundation problems, which is what we found in this block wall basement in Lowell, MI. By installing Geo-Lock wall anchors, these steel wall plates will not only stop the foundation from any further bowing, but straighten out the walls back to an upright position over time. One plate is installed in the soil away from the wall while while the other is directly against the bowing wall. A steel rod connects the two plates which is tightened over time to continue straightening. No more foundation issues for this homeowner!

    One of our customers from Caledonia contacted us about his wet basement walls, he didn't know how to fix this issue so he gave us a call. We drove to his home and installed FlexiSpan technology. FlexiSpan is a crack sealer for concrete that is used often times on basement walls. First, a dry well is made in the floor below the crack on the wall. Then, the crack in the wall is ready for a FlexiSpan seal. FlexiSpan contains three layers, the first is a urethane based sealant, followed by a polyurethane ether foam strip, finished off with a polyurethane sealant. Any water drains into the dry well below the FlexiSpan seal. Now this homeowner's basement walls will be dry forever.

    We got a call from a business in Grand Rapids that needed help leveling their concrete, because they didnt want to break the bank getting a new walkway. We drove to grand rapids and decided to install our PolyLevel technology, which is an advanced polymer injection foam that we blast into the concrete to re-level it and reinforce it stronger than ever before. PolyLevel worked to raise and level out the concrete slabs while dealing with the weak soils below that were no longer able to hold the weight of the home above. We drilled multiple small holes into the concrete slabs in order to inject them with a polymer material that expanded to lift and level out the concrete. Once injected, the system only needed about 15 minutes to fully cure and the slabs were then stabilized and lifted to their proper level, and stronger than ever before. Now, this homeowner will not have to worry about this ever again.

    This customer had a garage wall that was cracked, bowing inward and he believed it was starting to settle as well. The garage wall had been like this for almost 3 years but it was time to get it fixed before the entire garage collapsed. 

    We were able to install our wall anchor system to fix this garage wall. We placed 5 anchors on the wall that will work over-time to straighten it back to its original position. Wall anchors are very versatile because they can fix bowing walls, walls that are pushing in at the botttom and even ones that are just tipping in at the top. These anchors are also not attached to the floor system so you don't have to worry about any issues there. They also really restore property value and are quick installation.

    For this wall crack in the customers garage we were able to install our Wall Anchors to fix the problem. Wall anchors are a very versatile repair method because they can fix: bowed walls, walls that are tipping, and walls that are pushing inwward. These anchros are installed independently of the floor system so they are a good choice to fix very severe problems. They can also be tightened over time to make sure your wall is getting back to its original position. Wall anchors can be installed around pipes, vanities, sinkes, toilets and so much more which make them a great minimal disturbing choice for repairing your walls.

So we drove to their home and found the root of the issue which was in their crawlspace, they did not have much support of the floors above. We decided to install our SmartJack system to resolve the problem forever. PowerBrace is an adjustable vertical beam used to help correct uneven foundation. The PowerBrace is placed up against the walls. Foreman will come in and tighten them over time in homes. The Power Brace is much better than I-Beam styles because it continuously improves the wall. Now, this homeowner can be worry free about there floors forever.

    The homeowners had a bowing wall in their basement. Bowing walls are a sign of a serious foundation problem. Even though bowing is sometimes hard to spot, any amount of bowing in wall is an indication of a weakened structure. The biggest signs of a bowing wall are cracks in the wall, floors that are not level, doors, cabinets, or windows that do not shut properly, cracking in the upstairs plaster or drywall, or leaning of outside porches or chimneys. 

    To combat this bowing wall our team decided to install GeoLock wall anchors. Galvanized steel earth anchors are embedded into the soil, out and away from the foundation wall. They are connected to steel wall plates with galvanized steel rods. Once installed, wall anchors will hold walls in their current position without any further adjustment. They can be tightened during dry periods allowing for improvement and straightening of the wall over time.

    What is more expensive, paying to fix a severe problem or paying to fix a mild problem? Fixing a mild problem, right! Well in foundation, mild problems will always turn into severe problems when given time along with no proper care. So, don't let your basement walls look like this repair them before they get to be to much of an issue. Luckily for this Hamilton homeowner, we were able to repair the issue using Wall Anchors. We install these by digging a tiny hole in that are a few feet away from the home. Then we drill a steel rod through a 1 inch hole in the basement wall. After that, the rod connects to an anchor that is placed in the hole of the soil. Once we place the plates on afterwards, we have permanently stabilized the basement. So now the homeowner doesn't have to worry about an unsafe basement ever again.

We upgraded this crawlspace with our CleanSpace Technology. CleanSpace is a 20 mil thick plastic liner that fits to the crawl space to completely seal the home from the earth. Polyester cord reinforcement allows for a lot of durability, to make it last longer than the home will. This liner also contains an antimicrobial additive to prevent mold. Now, this homeowner won't hace to worry about a wet crawl space ever again.

    These homeowners had a poured concrete retaining wall along the side of a basement entrance. The wall had a large crack in it and was starting to lean. That was no problem for out foundation repair crews. We installed three GeoLock wall anchors along the wall to permanently support the structure. These wall anchors consist of large steel wall plates that connect to GeoLock earth anchors buried in the ground out away from the wall with the help of a long steel rod. This prevents further leaning and provides a unique opportunity to improve the condition of the wall over time as the system is tightened, mainly during dry periods. This retaining wall should continue to stand upright and reliable for many many years to come.

    This retaining wall along the side of this deck was starting to sink on one side. This exposed a sizeable crack in the middle of the wall. The stones at the bottom of the sinking portion were pushing on the deck boards as well causing further problems. We were able to excavate on the outside of the wall and we installed four helical piers along the wall. Helical piers are long steel shafts which are driven into the ground until the reach competent soil. A foundation bracket is put on the top of the piers and sits right against the footing of the structure. This permanently and reliably supports the structure. Once the piers were in place, we back filled the soil. The portion of the wall that had previously been sinking had been lifted and the crack had been minimized. We sealed the crack to protect the wall from further damage and the job was done. This wall should now stay permanently in the same position with no worries of settling or sinking.
