After a questionable foundation repair to this Cement City, MI home, the owners began to notice that they’re basement didn’t look quite right. There were cracks in the foundation and front porch. Not to mention, both the floors upstairs and porch seemed to be sagging and uneven. In other words, the foundation was starting to settle. The owners wanted to keep their basement separate from the upstairs for a little while longer, so they made a call to the basement and foundation experts, Ayers Basement Systems.
To fix this settling foundation, the crew used SmartJacks. The jacks are usually used to repair the floor above sagging crawl spaces, but thanks to their adjustability, the jacks were perfect for this low basement ceiling. Similar to the installation process for crawl spaces, the SmartJacks were attached to previously installed reinforcement beams in the ceiling and lodged into the concrete slab at floor level. The SmartJacks will reduce the amount of stress on the foundation and stabilize the ceiling back to its original position.

A crawl space moisture problem called us out to this Cement City, MI home. The owner thought there might be moisture in the crawl space, but he wasn’t sure. He did know that he wanted to waterproof the entire area and his basement, too. After completing the waterproofing, the team installed 3 vent covers for the new crawl space. The driveway and porch step on this Cement City home had sunk down several inches from its original location. The homeowner wanted to level the sunken slab and lift the settled porch to improve the look of the home and prevent any safety issues.
We used the PolyLevel system to level the sunken concrete. Several holes were drilled into the concrete slabs, which were then filled with specialized polymers. These polymers expanded to lift the slabs back to their proper level. The polymers were dense and lightweight to ensure the slab was lifted effectively while dealing with the weak soil issue below the slabs that caused them to sink in the first place.
This Cement City, MI home had settled foundation with uneven floors on one side of the property. The homeowner had questionable work done on the issue in the past, although the problem still existed.
To stabilze the sagging beams and raise the uneven floors we installed SmartJacks. We first removed sections of flooring at each SmartJack location and then filled the area with crushed stone. We then placed a structural footing in the stone that ensured the columns were held tightly in place. Next we installed new support beams in the ceiling of the basement to replace the old, sagging ones originally found in the home. After that we size and cut galvanized steel columns to perfectly fit the height of the basement and attached them to the footing in the floor. The top of the columns were securely attached to the beams above and we tightened the system to immediately stabilize the floors and walls above
