From Recurring Water to Peace of Mind in Hart, MI

Why Did Water Keep Coming Into This Hart Basement?

Water in the basement had become an all too familiar problem for Joyce. She had already tried several solutions around her Hart, Michigan home, including exterior drain tile and an epoxy seal. But despite the work that had been done, water continued seeping into the basement through the floor.

What Is the White Substance on Basement Walls?

One of the most noticeable signs in Joyce’s basement was the heavy white residue visible across portions of the walls. This is known as efflorescence, a powdery or crystalline deposit that can appear when moisture moves through concrete, block, or masonry. As the moisture evaporates, it can leave mineral salts behind on the surface.

Efflorescence itself isn't the same thing as mold, but it can be a visible clue that moisture has been moving through the foundation. In Joyce’s basement, it was another sign that moisture had been an ongoing concern.

How Do You Find the Right Basement Waterproofing Solution?

When System Design Specialist Dan met with Joyce, he took time to inspect the basement and explain what he was seeing, where the water was coming from, and how a waterproofing system could address it. Joyce also wanted her son involved in the decision. Dan gave her time to call her son and walked both of them through the recommended repairs, what installation would involve, and how they would need to prepare beforehand.

That approach stood out to Joyce. After the free estimate, she shared:

“I thought Dan was very informative and answered the questions that I had at the time. He was polite and explained what was happening, where the water was coming from and the explained how it could be corrected. And he had time, no rush and go. Let me call my son, and explained the problem and how to correct it. Explained the process and how it will take place and what we have to do beforehand. Dan showed us pictures and also walked us through the house and pointed out what would take place.”

How Was Joyce’s Basement Waterproofed?

Foreman Vincent and crew members Rowan and Haydon installed a complete basement waterproofing system designed to collect water and move it out and away from Joyce’s home.

The project included WaterGuard® interior drainage and a TripleSafe™ sump pump system. WaterGuard was installed around the basement perimeter to capture water and direct it toward the TripleSafe system, where it could be pumped outside.

One interesting part of this project was installing WaterGuard through areas of the basement with existing finished walls. The crew carefully continued the drainage system between rooms so the basement could have connected protection where it was needed.

Where Does Sump Pump Water Go After It Leaves Your Basement?

A basement waterproofing system doesn't end at the sump pump. Once water is pumped outside, it needs to be carried to an appropriate discharge location away from the foundation.

At Joyce’s home, the crew installed a 60 foot buried discharge line leading to a LawnScape™ Outlet. The system also included IceGuard®, which provides an additional path for water if the exterior discharge line freezes or becomes blocked.

The long discharge line required extensive digging across Joyce’s property, with the crew taking extra care around her existing sprinkler system. Once the line was installed, they restored the lawn, leaving the beautiful country landscape looking remarkably close to how it did before the work began.

Peace of Mind After Recurring Basement Water

Vincent, Rowan, and Haydon completed the installation faster than Joyce expected. Throughout the project, the crew covered belongings to protect them from dust, kept Joyce informed, and explained the work before and after installation. Seeing the new waterproofing system come together gave both Joyce and Tom confidence in the decision they had made.

Joyce shared:

“I really felt that I did the right thing after seeing what was being done. My son also feels like my water problem has been resolved. The young guys on the job were so polite! Definitely enjoyed having them in my home.”

For Joyce, this project was about more than a new sump pump or drainage system. It meant no longer having to continually make trips downstairs to clean up water and worry about what she might find after the next heavy rain.
