On a follow-up call with Erika, she shared that her electrician had gone down into the crawl space the day after our crew finished the encapsulation to hook up the dehumidifier. He was just blown away by the work that had been done. He thought it looked amazing. That night, her crawl space became the talk of the town bar. She went on to say that it doesn't smell musty anymore, that she's breathing clean air and that she is definitely noticing a huge difference.

Case Studies I've worked on:

Before and after photos from jobs I've worked on:
  • Sagging Floors in Hillsdale, MI Apartment Complex
    Before
Sagging Floors in Hillsdale, MI Apartment Complex
    After

Sagging floors sometimes leave you wondering how much longer they can support the weight that is placed on them in your home. Floors above your crawl space can sag for many reasons: the existing columns are spaced too far apart, the floor joists have weakened from moisture/wood rot, or existing coumns have settled due to weak soil. No need to worry though, there is a solution to your sagging floors that will give you peace of mind.

This apartment complex noticed not only sagging floors, but the doors were sticking and walls were beginning to crack, all signs of foundation problems. Our experts looked into this and figured out the best solution to this problem would be to install our crawl space SmartJacks.

SmartJacks are made of steel so they won't rust from moisture. They are also very strong and can support loads of more than 60,000 pounds. You're probably wondering how they work. Before each jack is placed a 2 inch cube of soil is excavated and the hole is filled with concrete or a type of engineered fill. Then the steel column is cut to your crawl space height and the jack is assembled and tightened into place. The immediately stabilized the floor joists and lifts the floors and walls back to their original position.

These home owners wanted their crawl space to be encapsulated. Our CleanSpace system works well for many issues that could happen in your crawl space. The system completely closes off your crawl space from any outside elements such as dirt, rodents, water, and any kind of moisture.

The CleanSpace material is also made of inorganic materials so no mold can grow on it, because lets be real no one wants mold in their home. The material is also super durable so it can still be walked on, have items stored on it and you don't have to worry about anything happening to it.

    Before
SuperSump Seals the Deal in Okemos, MI
    After

A complete waterproofing system called us out to Okemos, MI for this project. The core of the job was a new sump pump to discharge the water out.  Our SuperSump is one of the most reliable sump pump systems we offer. Depending on your preference, it comes equipped with either a 1/3 or 1/2 horsepower pump. The pumps are capable of pushing out more than 2000 gallons of water per hour, making it more effective than most sump pumps on the market - like the one seen in the before picture. As you can see in the after photo, the SuperSump comes with an airtight lid designed to keep water inside the sump and debris or other clogging items out. It’s critical to avoid clogging as much as possible when dealing with a basement like this where iron ochre sludge is already common and threatens your system. With the SuperSump and the other products included in this waterproofing, the residents of this home will be well protected against flooding for years to come!

  • BrightWall and WaterGuard Fix Problem of Leaky Walls
    Before
BrightWall and WaterGuard Fix Problem of Leaky Walls
    After

Just by looking at the basement walls in this before picture, you can see where water has leaked through the cinderblock, leaving traces of efflorescence—the mineral buildup that’s left once water evaporates from a surface. Installing WaterGuard along the bottom of the wall, on top of the footing, we provided a drainage system to collect water from the wall leaks. Finally, BrightWall paneling drastically improves and brightens the space. These panels also stop water vapor and allow for wall leaks to drain behind them. Now this basement not only looks brighter, but is dry, too!

  • WaterGuard and CleanSpace Stop an Owosso, MI Basement's Leaks
    Before
WaterGuard and CleanSpace Stop an Owosso, MI Basement's Leaks
    After

The fieldstone walls in the before photo were allowing water to easily come into this basement. Since he was concerned about the possible effects of the saturation, the owner gave us a call for a solution. Our cure for all things moisture or water vapor related is the CleanSpace vapor barrier. CleanSpace is a plastic liner that won’t allow mold to grow or moisture to pass through. As you can see in the after photo, at the foot of the wall there also sits a perimeter drainage system. Before the installation was completed, the crew covered the system with concrete. While CleanSpace won’t stop the wall from leaking completely, it will direct the water from those leaks into the Waterguard drainage system for discharge. Neither water or its vapor will reach the inside of this CleanSpace system.

With soil and air temperatures rapidly changing, and a major influx of water from rain and thawing, spring is a huge time for wall cracks to appear, like they did in Sarah's East Lansing basement.

We used FlexiSpan to seal the wall cracks in her basement wall so they still have the freedom to shift with the ever changing soil but will remain sealed.

  • Wet Foundation Wall Crack Sealed In East Lansing, MI
    Before

    After

When water gathered in the yard outside after a rain or snow melt, it had a way of eventually leaking through this crack. Water would run down the wall and puddle on the floor. Fortunately, this is an easy fix; although not quite so easy that you can just paint over it or inject a basic sealant from the local hardware store. These fixes are only temporary. The permanent fix is FlexiSpan. We dig out a drywell at the base of the crack a few gallons deep, fill it with crushed stone, and replace the concrete. This gives the water somewhere to flow and work back into the soil. We then inject the crack with sealant as a first defense. The crack then gets a foam layer over top followed by a section of our BrightWall paneling. Water that flows through the crack can flow down through the foam layer and into the drywell without it ever being seen or noticed. No more puddles and no more worries.

  • A Unique PowerBrace Solution in Lansing, MI
    Before
A Unique PowerBrace Solution in Lansing, MI
    After

This was a classic foundation problem with a slight twist. One of the basement walls in this Lansing, MI rental homes was crumbling inward. The homeowner had installed a retaining wooden wall a few feet in front of the original to hold back dirt and other debris, but now, that wall was tilting inward as well. After a visit from a house inspector ended with a red tag, the homeowner knew he had to something about the wall.

Our PowerBrace system has been used to fix all types of different retaining walls and bowing foundations, so the crew was confident the system would get the job done here as well. The Powerbrace beams were installed the same way they always are, with the top of the beam being bracketed to the floor joists in the ceiling and the bottom of the beam securely installed into the foundation. The big difference between this and a typical PowerBrace installation was that the beams are usually in contact with the collapsing wall from top to bottom.  Since the wooden wall was only half the height of the basement, that wasn’t a possibility this time around. Like with every other PowerBrace system, these beams’ tightness can be adjusted after installation, so the retaining wall will continue to stand strong even as time passes. While PowerBrace is a permanent solution for this retaining wooden wall, Ayers offers a variety of systems that could have prevented the original stone wall from failing. If you’re at all worried about your own foundation, then be sure to give us a call before it’s too late.

A customer from Lansing came to us with basement walls that were being damaged by mother nature. It was very easy for us to see that water was making its ways through the walls throughout the years. We were able to solve this issue with our CleanSpace technology. CleanSpace is a 20 mil thick plastic liner that fits to the crawl space to completely seal the home from the earth. Polyester cord reinforcement allows for a lot of durability, to make it last longer than the home will. This liner also contains an antimicrobial additive to prevent mold. Now that the basement is protected from the outside enviornment, this homeowner will never have to worry about a wet and molfy basement ever again.

Additionally, BrightWall was installed along the walls to give the basement a clean look and lighten up the space.

  • Replacing a Hopeless Wall in Lansing, MI
    Before
Replacing a Hopeless Wall in Lansing, MI
    After

We got a call from this Lansing, MI homeowner when he noticed that the basement walls in his rental property were starting to crumble. Horizontal cracks running down the middle of a wall, like the one in the before picture, are one of the biggest hints to a bowing foundation. The foundation had been bowing inward for some time, and when it wasn’t addressed, things only became worse. With no sign of the walls improving on their own, the owner sought out help from the foundation experts here at Ayers.

The crew was able to save several of the walls with our Geo-Lock Wall anchors. However, the one pictured was beyond repair. To keep the foundation from completely giving in on itself, the crew excavated next to the wall and replaced the crumbling stone blocks with new ones. But before the crew could take away part of the structural integrity of the home, they had to stabilize the floor above. To do so, they used our PowerBrace system in a slightly different way than usual. PowerBrace is typically set up against bowing walls and spans from the floor to the ceiling to take pressure off of the foundation walls. In this case, it was set a few feet away from the crumbling wall, so that the floor joists remained supported while the old blocks were replaced. With all the walls stable again, the owner can go back to enjoying this property worry free.

    After

Think of this as more of a "before" and "during," so you can see what WaterGuard installation looks like in progress.

The owners of the building that was once O'Rafferty High School in Lansing called us because the sump pump wasn't able to keep up with the water (and had a pretty nasty iron ochre problem) and the basement had a steadily increasing water problem.

After installing a new TripleSafe sump pump, it took almost 600 feet of WaterGuard, and another 100 feet of cross drainage and 200 feet of extra discharge line, to properly drain the water in this huge basement.

When WaterGuard is installed, it's necessary to take out some of the concrete floor, as well as cut back the walls at floor level in order to properly install it. This, along with the cross tile drainage, is what is pictured in the after. Post-installation, it's just a matter of pouring new concrete and replacing the removed sections of wall, and the basement is good as new.

You have to have a downspout that gets the excess water away from your foundation, but who said it has to be clunky and annoying? Typically these discharge lines are a tripping hazard and have to be moved to mow the lawn in the summer. In all reality, they're just a big pain in the butt. We now offer a way to bury these lines, if you place our LawnScape outlet at the end. The cover can also be unscrewed to remove any debris that might get in the way of water being able to drain. The LawnScape outlet is very inexpensive and can really clean up the look around your house.

Discharge lines from your sump pump are inevitable, you have to have them to get water out of your basement. BUT...what if we told you we can bury them. We know how big of a pain they are to mow around or having to worry about people tripping over them and they aren't the most appealing landscape. Once the system is installed and we have all these discharge lines running through the yard to make sure the water is getting far enough away from your house we will bury them so you can't see them. This probably makes you wonder how the water is going to exit then, but at the end of the discharge line we will put on a LawnScape outlet. This will still drain the water and it's almost impossible to see in your yard.

    Before
Stopping a St. Johns, MI Bowing Wall with PowerBraces
    After

After placing a bid on this St. Johns, MI home the prospective buyers noticed the slight curve the wall in the before photo. A bend like this, no matter how small, is usually a sign that walls are dealing with pressure from expanding soil and starting to bow. Before they purchased the home, the new homeowners wanted to guarantee that they would be safe.

Our PowerBrace system gave them the peace of mind they were looking for. The beams in the after photo are a large part of the system. As you can see, the PowerBrace beams expand from ceiling to floor. Once the beams are tightened with a special bolt that connects them to the floor joists, they will stop the inward bowing motion. Given enough time, PowerBrace may even straighten the walls back to their original position.

We also installed SilverGlo insulation the wall to increase energy efficiency spray foam in the rim joists to eliminate common entry points for moisture and humid air. Finally, we covered the vents with air tight vent covers eliminating a final access point for moisture and humidity. We use CleanSpace, a durable plastic liner - like a pool liner - for lining dirt crawl spaces. It is perfect as a basement wall solution for stone wall basements. Because stone walls are not flat, they are not candidates for BrightWall paneling. The CleanSpace provides a vapor barrier, drains water behind it, and dramatically brightens the basement. It will have little waves in it because it comes off of a roll rather than in panels, but the CleanSpace is very durable and nearly impossible to rip.

We received a call from a customer in Pewamo, Michigan. They told us that his basement had some water problems on the floor. The SuperSump contains a pump stand (prevents clogging of any debris in the sump liner), pump alarm (for when the basement floods), and an airtight sump lid with a floor drain in it (helps water to go down but not air to come up).

In addition to installing a new sump pump and water discharge system, we encapsulated the crawl space with the CleanSpace vapor barrier system. We also installed SmartJacks throughout the space to reinforce the support beams compromised by all of the moisture in the crawl space.

We replaced the unstable supports with the SmartJack assembly, which provides support and reinforcement to beams and the home's floor.
